The decision on development conditions includes, among other things:

The construction intention includes, after the division of the plot, the construction of three new single-family residential buildings, each with one residential unit, along with the necessary infrastructure, including a removable sewage tank with a capacity of up to 10 m3 and a well for drinking water.

Conditions for development and land management:

The construction line must not exceed - 6m from the boundary of the road lane of the municipal road constituting plot no. 379 in the Piasek precinct.

– The area of building coverage must not exceed 16% of the plot area (0.2800 ha) i.e. up to approx. 450 m2

It is necessary to minimize the development of the part of the plot covered by the investment, leaving at least 30% of this area as biologically active surface;

- the width of the front elevation of the buildings is 10 m +/- 20%;

Building dimensions:

- up to 2 above-ground floors, with the second floor to be located in the usable attic;

- the upper edge of the front elevation (roof eaves) must be situated at a height of 3.0m to 4.0m above ground level.

Roof geometry:

- symmetrical, gable roofs with slopes of 30*-45* situated parallel to the road constituting plot no. 379.

- the ridge of the roofs must be situated at a height of 7.5 m to 9.0 m above ground level.

Conditions for servicing in terms of communication and technical infrastructure:

- heating supply from an individual source using solar radiation energy and/or geothermal energy; heating supply from an individual source using low-emission fuels or low-emission devices is also permitted;

- domestic sewage must be temporarily collected in non-drainable tanks with a capacity of up to 10m3 and discharged to the municipal sewage treatment plant.

Plot no. 370 in the Piasek precinct, Cedynia commune is located in the area of the Cedynia Landscape Park.

Piasek is located on the right bank of the Odra, by the arm of the old riverbed. To the northeast, the town borders Radun (approx. 3.5 km away), and to the northwest with Bielinek (approx. 5.5 km away).

Distance:

- Cedynia - approx. 11 km;

- Gryfino - approx. 44 km;

- Szczecin - approx. 70 km.
