Good morning. With regret, I am posting an advertisement for the sale of a "property with potential". History: A dozen years ago, in love with the nature, atmosphere, and people of Warmia, I bought an old and heavily neglected property, planning to make it a recreational home, a place where I could invite a larger family, perhaps close friends, or even use it for small agritourism. Much has been done, but the building still requires completing the vision (or someone with a new idea). The property has been fenced from the road with galvanized mesh using embedded galvanized posts. A thorough renovation of the interior has been completed, a serious roof renovation, installation of a septic tank, window replacement, water connection, and many other works. Unfortunately, due to financial turmoil, I had to stop work a few years ago. My current life situation forces me to abandon old plans. I regret it, but it seems that my visits to Warmia will now only be visits to friends (more in private conversation). Short description: The property is located in the village of Plesno, Bartoszyce County, Bisztynek Commune. The subject of the offer is a building with a construction area of about 200 m², usable area of 171.4 m², and 3 plots of land. The building belonged to two families, hence its unusual location on the plots. Half of the building is on a plot of 5000 m². The other part of the building is on a plot of 20600 m². Thus, there is an area of a total of 25600 m² (2.56 ha) to be developed next to the building. The third plot is located a few hundred meters from the building and has an area of 14600 m² (1.46 ha). If someone is not interested in it, it could be excluded from the transaction. Access to the property is practically from the asphalt road. The building has electricity and water. The windows overlook the Sątopy-Samulewo polder, which covers over 300 ha. Below is a description of the polder taken from the Bisztynek Commune website: In the 1990s, a protected ecological use "Polder-Sątopy-Samulewo" was created between Stopami and Plesno in the Bisztynek Commune, now a nature reserve. As a result of flooding previously drained fields, this place has become a habitat for rare species of wetland birds. The reserve area, i.e. "Polder-Sątopy-Samulewo", due to its species diversity and bird population, is one of the most valuable natural sites in Warmia and Mazury. The unique natural values of the polder, especially ornithological, deserve a higher form of protection. In the floodplain around Sątopy-Samulewo, there are feeding and nesting sites for various bird species. White-tailed eagles and fish hawks, which are globally endangered, have been observed, as well as shorebirds: godwits, avocets, and snipes. The biotope creates ideal living conditions for birds. It is a shallow, extensive reservoir with numerous clumps of great natural value. Here, white-winged terns, white-cheeked terns, and white-winged terns nest - rarities not only in Warmia and Mazury, four species of grebes, and a dozen species of songbirds living in reeds and emergent vegetation, including the bearded reedling with exotic colors. The phenomenon of this corner is revealed during migrations: 2,500 cranes, thousands of birds, flocks of white herons, thousands of wading birds, and rarely visiting species, including the ohar from the Baltic Sea and the ice duck from Northern Europe. White-tailed eagles regularly visit the polder, sharing feeding grounds with nesting marsh harriers, which in turn are neighbors with a group of rails, invisible in dense reeds. The floodplain covers an area of 340 hectares. In northeastern Poland, there is no such large concentration of birds, making this area very valuable from an ornithological perspective. I believe that the property has an attractive location in relation to both tourist and historical sites or those related to religious worship. Distances to towns within about an hour's drive (in alphabetical order): Bartoszyce - 29 km, Biskupiec - 40 km, Bisztynek - 12 km, Gierłoż - 39 km, Giżycko - 60 km, Kętrzyn - 30 km, Lidzbark Warmiński - 37, Mikołajki - 60 km, Mrągowo - 37 km, Olsztyn - 68 km, Reszel - 9 km, Święta Lipka - 17 km. Conclusion. I am a poor photographer and apologize for the poor quality of the photos. The property is for people who enjoy the peace that Warmia offers, who like to step out of the house and have breakfast in nature, who in autumn get a view of the circling (probably) cormorants (and probably also storks) that form flocks and fly away the next day. Definitely for energetic people who, after purchasing a large property for the price of half an apartment in Warsaw or Krakow, will be able to invest additional funds for finishing or remodeling according to their vision.
