We present the offer for the sale of two plots with a total area of 4055 m2 located in Orzesze, district of Jaskowice at Wolnosci Street in the first line of development.

The plot is among loosely built single-family houses and in the vicinity of the train station.

Width of the service plot from the front is 24.5 m, width of the plot from the front for residential development is 20 m.

According to the Local Spatial Development Plan, the plot is designated for:

1. A plot with an area of 2503 m2, in the first line of development (no. 9) with the plan symbol "U" - areas for service development

The primary purpose of the areas mentioned in paragraph 1 is to implement service and commercial functions excluding hospital care.

3. Complementary purposes:

a) residential premises, not exceeding 30% of usable area in service and administration buildings,

b) construction facilities ensuring the usability of objects designated for primary and complementary purposes,

c) small architecture objects,

d) open storage places

e) storage function

f) parking spaces for passenger cars,

g) networks, objects, and technical infrastructure devices that are necessary technical equipment for the area for the needs of the permitted purpose

4. The following detailed provisions apply to the areas mentioned in paragraph 1:

1) The existing development and its functions are maintained with the possibility of changing the function from residential to service;

2) In the case of new development, a minimum building intensity is established at a level consistent with the existing state on the day of the Plan's adoption and a maximum building intensity at a level of 1.5;

3) The maximum building area is set at 60%,

4) It is required to maintain biologically active area at a minimum of 20% of the plot area,

5) It is required to develop biologically active area in the form of arranged greenery;

6) It is prohibited to realize buildings exceeding 16 m in height and 4 above-ground floors;

7) The dimensions of the buildings must maintain an unexceedable proportion of 1/1 height in relation to the width of the longer side of the building, excluding verandas, bay windows, balconies, and annexed objects;

8) The realization of flat roofs, symmetrical in the form of gable or multi-pitched roofs, with a slope of the main surfaces up to 45 degrees and barrel roofs is allowed, subject to the application of principles established for historical objects protected under the Plan, expressed in paragraph 4.5;

9) The realization of "green" roofs, i.e. covered with vegetation, is allowed;

10) It is required to use finishing materials for facades in the form of plasters, natural materials or their imitations, subject to the application of principles established for historical objects protected under the Plan, expressed in paragraph 4.5;

11) It is required to provide parking spaces for vehicles in the amount of at least 1 space for every 100 m2 of usable area of the building, but not less than 5 spaces realized within the boundaries of the building plot;

2. A plot with an area of 1552 m2, 2nd line of development (no. 10) with the symbol - "MN" - Areas for single-family residential development

2. The primary purpose of the areas mentioned in paragraph 1 is to implement single-family residential functions.

3. Complementary purposes:

a) utility buildings and garages,

b) construction facilities ensuring the usability of objects designated for primary and complementary purposes,

c) small architecture objects,

d) parking spaces for passenger cars,

e) networks, objects, and technical infrastructure devices that are necessary technical equipment for the area for the needs of the permitted purpose,

g) in areas marked with symbols from 49MN to 76MN, designated buildings for the implementation of service functions, as a complement to residential functions, with a usable area not exceeding 40% of the total usable area of residential buildings located on the plot, excluding services related to the storage and processing of waste, scrap collection, wholesale trade, and car washes.

4. The following detailed provisions apply to the areas mentioned in paragraph 1:

1) The existing development and use of the land and buildings existing on the day of the Plan's adoption are maintained;

2) The location of utility buildings and garages, attached or embedded in the residential building, as well as free-standing objects, is allowed;

3) When expanding and supplementing existing and locating new development, an unexceedable building line is established, as specified in the Plan Drawing, and in areas without a specified building line, the line constitutes an extension of the building line of the neighboring building, located at a greater distance from the road through which the plot is serviced;

4) On plots with front widths below 20 m, the positioning of building walls without window or door openings directly at the property line or at a distance of 1.5 m from that line is allowed;

5) In the case of new development, a minimum building intensity is established at a level of 0.2 and a maximum building intensity at a level of 1.2;

6) The maximum building area is set at:

a) 40% for areas marked with symbols from 1MN to 48MN,

b) 50% for areas marked with symbols from 49MN to 51MN and from 54MN to 76MN,

c) 60% for areas marked with symbols from 52MN and 53MN;

7) The possibility of maintaining the existing state in terms of building intensity, including leaving it without investment, is allowed;

8) It is required to maintain biologically active area at a minimum of 30% of the plot area, and in areas marked with symbols 52MN and 53MN, a minimum of 20% of the plot area;

9) It is prohibited to realize new buildings exceeding:

a) 10m and three above-ground floors – for residential and service development

b) 6m – for utility buildings and garages,

c) 4m – for other construction objects;

10) The dimensions of the buildings must maintain an unexceedable proportion of 1/1 height in relation to the width of the longer side of the building, excluding verandas, bay windows, balconies, and annexed objects;

11) It is required to realize roofs of buildings in the form of symmetrical gable or multi-pitched roofs with a slope of the main surfaces from 25 degrees to 45 degrees or in the form of flat roofs, whose angle of inclination to the horizontal plane cannot exceed 5%;

12) The realization of "green" roofs, i.e. covered with vegetation, is allowed;

13) It is required to use finishing materials for facades and roofing of utility buildings and garages the same as the materials used in the main building;

14) The use of finishing materials for facades in the form of plastic panels, sheet metal is prohibited;

15) It is required to use finishing materials for facades in the form of plasters, natural materials or their imitations, subject to the application of principles established for historical objects protected under the Plan, expressed in paragraph 4.5;

16) It is required to provide parking spaces in the amount of:

a) at least 2 spaces for a residential building, counted together with garage spaces,

b) at least 1 parking space for every started 25 m2 of usable area of the service premises, but not less than 2 parking spaces, counted excluding garage spaces,

c) at least 1 space for 100 m2 of usable area designated for the implementation of service functions in free-standing buildings, but not less than 3 spaces for 1 building plot, counted excluding garage spaces.

Access to the plot; municipal road - asphalt.

Utilities such as electricity, water are located in the access road, at the boundary of the plot.
