NOTICE OF AUCTION OF REAL ESTATE

Court Bailiff at the District Court in Kluczbork Grzegorz Blaut announces to the public that in case Km 3807/22,

we are waiting for the appointment of the second auction date

will begin in the manner specified in Article 986^ § 4 of the Act of November 17, 1964, Civil Procedure Code (hereinafter: CPC)

first auction in the form of electronic bidding

of the ownership rights to the real estate consisting of plot 219/19 with an area of 1.4701 ha built with a single-family detached building with a usable area of 302 m2.

The building has a ground floor and a residential attic, and there is a garage in the building structure. The building is an impressive residence built and finished to a very good standard, this also applies to the garden and the surroundings of the building.

On the property, there is a detached non-residential building, brick with a building area of 66 m2. located at: 46-146 Domaszowice, ul. Lipowa, for which the District Court in Kluczbork IV Land and Mortgage Register Department maintains the land and mortgage register with the number Kw No. OP1U/000xxxxx/8

The estimated value is 1,352,000.00 PLN, while the starting price is equal to 2/3 of the estimated value and amounts to 901,333.33 PLN.

In the last two weeks before the auction, it is allowed to view the premises on weekdays from 8:00 AM to 6:00 PM. The protocol of description and valuation is made available in the IT system.

The auction takes place in the form of the sale of real estate by electronic bidding on the portal: elicytacje.komornik.pl/. The presence of one bidder is sufficient for the auction to take place. Based on Article 986 § 2 CPC, the condition for participation in the auction is to create an individual account in the IT system. According to Article 986^ §1 CPC, the bidder participating in the auction should submit a deposit in the amount of one-tenth of the estimated value, which is 135,200.00 PLN, no later than 2 business days before the auction begins. The deposit should be made to the bailiff's bank account: Cooperative Bank in Namyslow Central 57 8890 0001 0017 2778 2000 0001 The date of the deposit is considered the day the bailiff's bank account is credited.

Based on Article 986^po § 3^ CPC, if a bid is submitted within 5 minutes before the planned end of the auction, this deadline is extended by 5 minutes. If further bids are submitted during the additional time, the end of the auction is extended by another 5 minutes each time until the bids cease.

The rights of third parties will not hinder the auction and the awarding to the buyer without reservations, provided that these persons do not submit proof before the auction begins that they have filed a lawsuit to release the property or items seized with it from execution and have obtained a judgment suspending the execution in this regard.

Usufruct, easements, and rights of a lifetime tenant, if not disclosed in the land and mortgage register or by submitting a document to the document collection and not reported no later than three days before the auction begins, will not be taken into account in the further course of execution and will expire upon the finalization of the decision on the awarding of ownership. According to Article 976 CPC, the following cannot participate in the auction: the debtor, the bailiff, their spouses, children, parents, and siblings, as well as persons present at the auction in an official capacity, the bidder who did not fulfill the conditions of the previous auction, persons who can acquire the property only with the permission of a state authority, and who did not present this permission
