Syndic – II competition for the sale of residential premises - Guderskiego 5

Syndic of the bankruptcy estate in the bankruptcy proceedings of a natural person not conducting business activity – case file: GD1G/GUp-s/506/2024 announces the II competition for the sale of real estate – residential premises

The subject of the sale is:

Ownership rights to residential premises no. 5 located on the 1st floor (2nd level) of a multi-family residential building located in Gdansk at Guderskiego 5. The premises consist of a room with a kitchenette, 2 rooms, and a bathroom with a toilet; the premises include a storage room with an area of 4.1 m2. The total usable area of the premises and the associated room is 60.60 m2.

For the premises, the District Court Gdansk – North in Gdansk III Land and Mortgage Register Department maintains a register no. KW GD1G/00215097/9

for a starting price not lower than the amount of 524,000.00 PLN (in words: five hundred twenty-four thousand zlotys 00/100).

Detailed conditions of the auction are specified in the Regulations for the sale by private treaty in the form of the II competition for offers.

The sales regulations, as well as additional information (valuation report) can be obtained by sending an inquiry to the email address of the syndic's office. The sales regulations will be made available for inspection to interested parties at the syndic's office in Gdansk, at Sobótki 9/IIIp. on weekdays from 10:00 to 16:00.

• Offers must be submitted by September 9, 2025, in person at the syndic's office located in Gdansk at Sobótki 9/IIIp., or by mail (the date of receipt at the syndic's office counts),
• Offers must be submitted in sealed envelopes, in a manner that prevents access to their content,
• The envelope must be addressed: Syndic of the bankruptcy estate Jakub Ryncarz, Sobótki 9/IIIp., 80-247 Gdansk, case file GD1G/GUp-s/506/2024, "OFFER – auction for the sale of real estate DO NOT OPEN".
• A deposit of 55,000.00 PLN is payable by bank transfer to the bankruptcy estate's bank account indicated in §5 sec. 2 of the sales regulations,
• The deposit must be paid no later than September 10, 2025, under penalty of rejection of the offer. The date of payment is considered the date of receipt of the deposit in the indicated bank account.
• Detailed requirements for the submitted offer are described in §6 of the sales regulations,
• The opening and consideration of offers will take place at a meeting on September 11, 2025, at 16:00 at the syndic's office,
• The buyer bears all costs, taxes, and fees related to the conclusion of the contract,
• A condition for concluding the sale agreement is the confirmation of the transfer of the purchase price established in the auction, reduced by the paid deposit to the bankruptcy estate's bank account before the date of signing the notarial deed, otherwise the seller has the right to withdraw from the contract and the deposit is forfeited to the bankruptcy estate,
• The bankrupt or the Syndic are not responsible to the buyer for defects or shortcomings of the sold real estate,
• The Syndic reserves the right to withdraw from the auction or to cancel the auction in whole or in part, indicating which element of the auction subject the decision concerns without giving a reason, not making a selection of the offer without giving a reason.
