NOTICE OF THE SYNDIC OF THE BANKRUPTCY ESTATE OF JAN MAGDZIARZ

BEING A NATURAL PERSON NOT RUNNING

BUSINESS ACTIVITY

The syndic of the bankruptcy estate of the debtor in the person of Jan Magdziarz, being a natural person not running business activity, in the bankruptcy proceedings conducted before the District Court in Gliwice, XII Economic Department, under case number GL1G/GUp-s/795/2023, announces

a written auction, the subject of which is 1/8 share in the ownership right constituting real estate located in the village of Krzysztoforzyce, Kocmyrzow-Luborzyca commune, Krakow district, Lesser Poland Voivodeship, designated geodetically as plot no. 644, precinct 0009 Krzysztoforzyce, with an area of 0.2900 ha, for which the District Court for Krakow-Podgorze in Krakow, IV Land and Mortgage Register Department maintains the land and mortgage register no. KR1P/00271494/4.

Characteristics of the offer:

1. The subject of the auction is 1/8 share in the ownership right constituting real estate located in the village of Krzysztoforzyce, Kocmyrzow-Luborzyca commune, Krakow district, Lesser Poland Voivodeship, designated geodetically as plot no. 644, precinct 0009 Krzysztoforzyce, with an area of 0.2900 ha, for which the District Court for Krakow-Podgorze in Krakow, IV Land and Mortgage Register Department maintains the land and mortgage register no. KR1P/00271494/4.

2. The minimum price [starting price] for 1/8 share in the property is the amount resulting from the valuation report prepared by the property appraiser Sabina Ziolkowska dated 19.08.2024, amounting to 44,260.00 PLN. The sale price is subject to increase

by the value-added tax [VAT], if any is due at the date of the transaction.

3. The condition for participation in the auction is:

• submission of documents in a sealed envelope with a clear note
• "DO NOT OPEN – MAGDZIARZ – AUCTION – KW KR1P/00271494/4" in person
• at the office of the syndic Daniel Michalak in Chorzow (41-506), ul. Dzialkowa 8, from 8:00 to 19:00 [with the reservation that on the day of the auction until 14:00] or by mail (the date and time of receipt at the office of the syndic is decisive), by the deadline of 12.09.2025.
• by 14:00.

4. An advance payment of 4,426.00 PLN to the bank account of the bankruptcy estate of Jan Magdziarz with the number: 32 8436 0003 0000 0030 1790 0001 [Bank MBS]. Recognition

of the bank account of the bankruptcy estate must occur no later than the day before the opening of offers. All bank fees related to the transfer of the advance payment are borne by the bidder.

5. The evaluation of offers will take place at the office of the syndic Daniel Michalak in Chorzow

(41-506) ul. Dzialkowa 8, on 12.09.2025 at 14:15. Each bidder is entitled to participate in the meeting where the offers will be evaluated.

6. In the event that the highest offers contain the same price or the highest prices differ by an amount up to 10% of the highest offer, the syndic will qualify these offers for an additional oral auction, which will take place in the same place (ul. Dzialkowa 8, 41-506 Chorzow),

on the day of the auction (12.09.2025). In the case of the auction, the bidding amount will be 1,000.00 PLN.

7. The conclusion of the sale agreement will take place within the time set by the syndic, not exceeding three months from the date of the auction resolution.
