1. The syndic of the bankruptcy estate in the bankruptcy proceedings of a natural person not conducting business activity invites offers for the purchase of a 1/2 share in the ownership of real estate consisting of land plot no. 424 with an area of 800.00 m2, built with a detached holiday building with a usable area of 69.50 m2, located in Czapielski Mlyn no. 203, land registry district Czaple, municipality Stężyca, Pomeranian Voivodeship, for which the District Court in Kartuzy, Land and Mortgage Register Department, keeps the land and mortgage register no. GD1R/00017978/1.
2. The starting price is set at 144,160.00 PLN (in words: one hundred forty-four thousand one hundred sixty zlotys 00/100).
3. The property valuation report is available for inspection at the office of the syndic Grant Finance Sp. z o.o. at ul. M. Reja 13/15 local 1002, 81-874 Sopot. The report can also be made available electronically.
4. Interested parties should submit offers by the deadline of August 19, 2025, via Polish Post to the address of the syndic's office: Grant Finance Sp. z o.o., ul. M. Reja 13/15 local 1002, 81-874 Sopot, with the effectiveness of the offer submission determined by the date of arrival at the syndic's office, not the date of the postal stamp, as well as via email to the syndic's email address.
5. The offered price cannot be lower than the value indicated in point 2 above.
6. The bidder is required to pay a deposit of 14,416.00 PLN (in words: fourteen thousand four hundred sixteen zlotys 00/100) to the bankruptcy estate bank account no. 13 1140 1153 0000 4640 5200 1097 by August 19, 2025. The transfer confirmation is an attachment to the offer. The deposit is non-refundable if the bidder whose offer has been accepted does not proceed to conclude the sale agreement on the date and place indicated by the syndic or does not pay the offered price.
7. The offers will be reviewed at the syndic's office on August 20, 2025, at 10:00 AM.
8. If more than one offer is received, the syndic will conduct an auction to select the buyer. Bidders who have proposed the highest prices may participate in the auction. The syndic will select the offers participating in the auction. Any auction will be held on August 20, 2025, at 11:00 AM using electronic means (email, phone, others) or in person. The starting price in the auction is the highest price proposed in the offer with a bidding increment of 10,000.00 PLN (in words: ten thousand zlotys 00/100).
9. The agreement in the form of a notarial deed should be concluded within three months from the date of selection of the offer. This period may be extended by the syndic in justified cases.
10. The buyer is required to pay the full price to the bankruptcy estate bank account no later than three days before signing the agreement.
11. All costs, taxes, and fees related to the conclusion of the sale agreement are borne by the buyer.
12. The sale agreement in the form of a notarial deed will take place at the notary's office indicated by the syndic located in Gdynia or Gdansk.
13. The sale of the share in the property has the effects of enforcement sale. The buyer acquires the share in the property free from encumbrances and is not liable for the bankrupt's obligations (Article 313 of the Bankruptcy Law).
14. The sale and acquisition of the share in the property will take place in the factual state in which it is at the time of sale. The bankrupt or the syndic are not responsible to the buyer for defects or shortcomings of the sold share in the property. The buyer does not have the right to return the acquired share in the property.
15. Notarial costs are borne by the buyer, including the costs of removing mortgage creditors from the land and mortgage register section IV.
