1. The syndic of the bankruptcy estate in the bankruptcy proceedings of a natural person not conducting business activity invites offers for the purchase of a 1/2 share in the cooperative ownership right to residential premises No. 3 with a usable area of 64.00 m2 along with an attached cellar with an area of 19.60 m2, located at ul. Prusa 3B in Elblag, warmińsko-mazurskie province, for which the District Court in Elblag VI Land and Mortgage Register Department maintains land and mortgage register KW No. EL1E/00101594/1. 2. The starting price is set at 277,605.00 PLN (in words: two hundred seventy-seven thousand six hundred five zlotys 00/100). 3. The property valuation report along with the annex to the report is available for inspection at the office of the syndic Grant Finance Sp. z o.o. at ul. M. Reja 13/15 local 1002, 81-874 Sopot. The report along with the annex can also be made available electronically. 4. Interested parties should submit offers by the deadline of August 18, 2025, via Polish Post to the address of the syndic's office: Grant Finance Sp. z o.o., ul. M. Reja 13/15 local 1002, 81-874 Sopot, with the effectiveness of the offer submission determined by the date of arrival at the syndic's office, not the date of the postal stamp, as well as via email to the syndic's email address. 5. The offered price cannot be lower than the value indicated in point 2 above. 6. The bidder is required to pay a deposit of 27,760.50 PLN (in words: twenty-seven thousand seven hundred sixty zlotys 50/00) to the bankruptcy estate bank account number 19 1140 1153 0000 4640 5200 1086 by August 18, 2025. The transfer confirmation constitutes an attachment to the offer. The deposit is non-refundable if the bidder whose offer has been accepted does not proceed to conclude the sale agreement on the date and place indicated by the syndic or does not pay the offered price. 7. The evaluation of offers will take place at the syndic's office on August 19, 2025, at 10:00 AM. 8. If more than one offer is received, the syndic will conduct an auction to select the buyer. The auction may be attended by bidders who have proposed the highest prices. The syndic will select the offers participating in the auction. The possible auction will be held on August 19, 2025, at 11:00 AM using electronic means (email, phone, others) or in person. The starting price in the auction is the highest price proposed in the offer with a bidding increment of 10,000.00 PLN (in words: ten thousand zlotys 00/100). 9. The agreement in the form of a notarial deed should be concluded within three months from the date of selection of the offer. This period may be extended by the syndic in justified cases. 10. The buyer is required to pay the full price to the bankruptcy estate bank account no later than three days before signing the agreement. 11. All costs, taxes, and fees related to the conclusion of the sale agreement (including notarial fees) are borne by the buyer. 12. The conclusion of the sale agreement in the form of a notarial deed will take place at the notary's office indicated by the syndic located in Gdynia or Gdansk. 13. The sale and acquisition of the share in the property will take place in the factual state in which the property is located on the date of sale. The bankrupt or the syndic are not responsible to the buyer for defects or deficiencies in the sold share in the property.
