I am selling the plots individually or as a whole.
The subject of sale are plots with numbers 578/3; 578/4; 578/5 in the village of Budy-Grzybek at Potockiego Street.

The area of each plot is approximately 1640m2, and their dimensions are approximately 72m x 22.5m.
Each plot has a strip with an easement for passage and transmission visible in the graphic attachments.
LOCAL SPATIAL DEVELOPMENT PLAN
The plots are covered by the local spatial development plan, which means that you know what can be built on them - this is particularly important as Poland is currently implementing general plans and decisions on building conditions will not be issued. By purchasing a plot covered by the Local Spatial Development Plan, you can immediately proceed to the building project. Resolution No. XII/77/2007 dated 2007-11-05 - the area marked with the symbol 9ZR with the provisions: purpose - implementation of recreational development with the possibility of implementing single-family residential development.
Rules and conditions of development:
- maximum height of designed residential buildings - 10m at the ridge of the building's roof from the ground level, at the ridge of the building's roof,
- the roofs of residential buildings must be gable or multi-gable with a slope of 15° - 45°,
- the plan establishes the obligation to maintain a minimum biologically active area at the level of 70% of the plot area,
- the maximum building area for individual plots is 20% of the plot area,
POSSIBILITY OF EXPANDING THE PLOTS
An advantage of these plots is also the narrow neighboring plots adjacent to them - you can buy them to enlarge the plot (the neighbors express a willingness to sell them).
COMMUNICATION
The plots are located between the route and the highway, which significantly facilitates access to large cities (35 minutes to Warsaw, 1 hour 25 minutes to Lodz).
You have good access to communication - the PKP station is located about 3.5km away.
Local bus communication also operates in the municipality.
In the center of Jaktorow (about 3km from the plots), there are two pharmacies, two health centers, a police station, OSP, the Municipal Office, Netto and Dino supermarkets, a primary school, a kindergarten, sports fields, and a sports hall.
The close distance to Grodzisk Maz. (8km - 15 minutes by car) allows for quick access to: a hospital, cinema, shopping malls, larger discount stores such as Biedronka, Lidl, restaurants (including McDonald's, KFC), a large number of services, a swimming pool, sports centers, high schools, and a market.
The largest covered water park in Europe - Suntago is about 20km away (25 minutes by car)
GREEN AREAS
The plots are located in a wooded area - close to "Maruny" which guarantees fresh air with beautiful views, space for outdoor sports, and peace and quiet with a bit of relaxation.
UTILITIES
There is a water supply and natural gas on Potockiego Street. An underground power line with boxes has already been brought to the plots.
CONCEPT
Especially for you, we commissioned an architect to create a concept to illustrate the possibilities of building on the plots. The architect, as the caretaker of the plots, has all the knowledge about them and can provide you with factual information - he is at your disposal via email.
