Location:
Plots no. 333/3 - 333/30, located in the village of Osowiec, Zabia Wola commune, are designated primarily for single-family residential development as well as forest and infrastructure areas, in accordance with the local spatial development plan.
Land Use:
1. Single-family Residential Development (M1.1):
- Plots 333/3 - 333/5 and 333/6 - 333/29 are designated for detached single-family residential development.
- One residential building is allowed per plot.
- Minimum biologically active area: 60% of the plot.
- Maximum building height: 3 storeys (including usable attic).
- Outbuildings and garages are allowed.
- Basic services (e.g., small shops, craft services) and the owner's workshop are permitted.
- Car repair shops, storage facilities, and transport depots are prohibited.
- Building setback lines: 6 m from the internal road (plot no. 333/18), 4 m from the public road (KD).
2. Forest Areas (L):
- Parts of plots 333/3, 333/4, and 333/5 fall within the forest zone.
- Construction and land use inconsistent with the forest function are prohibited.
- Minimum building distance from the forest edge: 20 m for complexes over 5 ha, 8 m for smaller areas.
3. Road and Technical Infrastructure:
- Plots 333/1 and 333/2 are designated for access roads (KD).
- Plot 333/18 serves as an internal road.
- Plot 333/30 is designated for power infrastructure.
Utilities and Technical Infrastructure:
- Water supply: Ultimately from the water supply network, with temporary allowance for individual intakes.
- Sewage disposal: Ultimately to the sanitary sewer system, temporarily to sealed, non-drainage tanks.
- Heating: Preference for eco-friendly heat sources (gas, electricity, low-sulfur oil).
- Power supply: From the medium- and low-voltage electricity grid, with the possibility of upgrading existing connections.
- Telecommunications and gas: Connection to existing or planned networks is possible.
- Waste management: Organized waste collection system with selective collection of recyclable materials.
Additional Provisions:
- Fences should be located along the road boundary line.
- The use of prefabricated concrete fences is prohibited.
- Gas and electricity boxes should be placed in the fence line.
- All investments must comply with regulations regarding technical infrastructure and distances from networks.
