PLOT: The property consists of five building plots and a separate internal road covered by the local spatial development plan. The basic purpose of MN areas is: 1) single-family housing, detached and semi-detached, with the possibility of separating premises in the residential building for service purposes, in accordance with separate regulations; 2) farm development, with the possibility of separating the premises referred to in point 1 and running an agritourism farm; 3) development and development accompanying single-family and farm buildings and functionally related to them, including: a) garage and utility buildings, b) livestock buildings (as part of farm buildings), c) greenery near facilities, d) roads, access roads, approaches to buildings, parking spaces not separated on the plan drawing, in accordance with § 15 sec. 1 points 6-10, e) small architectural objects, f) fences, connections and installation devices to buildings, devices for purification or collection of sewage. 3. The possibility of locating facilities and devices, including: a) detached service development, located on a plot with a residential building or on a separate plot, is established as permissible purpose; b) facilities, networks and technical infrastructure devices other than those listed in sec. 2 point 3 letter f, c) sports and recreational facilities. In this area, the following land development conditions have been established: 1) the total area of facilities and equipment within the scope of permissible designation may not exceed 40% of the designated permissible investment area indicator; this restriction does not apply to service development located on a separate plot - in such cases, the investment area indicator - is applied as for the primary designation; 2) the permissible investment area indicator may not exceed 30%; 3) the biologically active area indicator may not be lower than 70%; 4) the area of newly allocated building plots may not be smaller than 1000 m2; 5) the width of the front of newly allocated plots may not be smaller than 18m; 6) it is permissible to divide existing plots with parameters smaller than those specified in points 4 and 5, if such division is aimed at enlarging neighbouring plots; 7) the height of the building cannot exceed: a) 11 m for residential, service and livestock buildings, b) 5 m for garage and farm buildings; 9) for single-family residential buildings, residential buildings in farm development and service buildings, gable and multi-pitched roofs should be used, with a slope of 35 ̊ to 45 ̊, provided that uniform roof geometry is used for semi-detached buildings and in the case of a complex of detached and semi-detached single-family buildings; 10) for garage, farm and livestock buildings, gable and multi-pitched roofs should be used, with a slope of 35 ̊ to with the acceptance of roofs with pitches below 35° and with a different form and shape of the roof, adapted to the specificity and function of the building; 11) roof tiles or materials imitating roof tiles, in dark colours, should be used as roof covering, subject to point 16; 12) the use of another covering is permitted in the case of covering the building with a roof with pitches below 35°; 13) the colours of the facade should be used in light, subdued colours; 14) the use of low-standard facade materials such as sidding is excluded.
