BASIC INFORMATION I have for sale two identical plots on Ku Sloncu Street in Gwiazdowo (Kostrzyn municipality, Poznan district, Greater Poland Voivodeship), designated for twin construction - with the following identification numbers: - 762 (area 549 m2, dimensions ~36.6m x 15m) - identifier: 302108_5.0007.762 - 761 (area 549 m2, dimensions ~36.6m x 15m) - identifier: 302108_5.0007.761 The stated price applies to a single plot. The price does not include notary costs and PCC. The legal status of the plots is regulated, full ownership with KW, separate KW for each plot, no mortgage. NEIGHBORHOOD AND LOCATION: The plots are located in a complex of several hundred single-family plots, where new houses are being built every year. Within 1 km of the plots, a new multi-family building estate and several development projects - single-family house estates - are also being built. Thus, this area is developing vigorously and is becoming populated quite dynamically. Nearby is also Dworski Park (next to the emerging block estate) and a forest. In December 2016, geotechnical tests were conducted in the complex of plots. Two of the boreholes were made in close proximity to the plots for sale and indicate that the groundwater level is no higher than 1.7 m below ground level, which means that groundwater should not pose a problem for potential construction. Unfortunately, none of the boreholes were made directly on the plot. Access (by car): - Old Market in Poznan: 22.5 km - Swarzędz (shopping center ETC/Leroy Merlin and others): 10 km - Kostrzyn PKP station: 4.7 km - Kindergarten and primary school in Kostrzyn: ~4.5 km - Biedronka discount store: 3.5 km - National Road 92: 3 km Access to the public road (Mikołaja Kopernika or Półwiejska Street) is realized through an easement of passage through internal roads (Ku Sloncu - Lakowa Street, then exit from the estate through Jowisza/Sadowa/Keplera/Astronautów or Truskawkowa-Neptuna). KEY ADVANTAGES: The presented plots are among the most attractive plots in the entire complex because: - They are located at the end of the complex, on a dead-end street - so only two neighbors will pass by the future house - to the last plots. - At the end of the dead-end street are the waterfront areas of the local river (at the same time the plots are safely distanced from this river). - They are wider and shorter than comparable plots for twin construction, allowing for more efficient land use (especially by a potential investor-developer). - When purchasing both plots, you get a plot with a very similar width to length (36.6m x 30m), which allows for convenient placement of a building that requires greater distances from the plot boundaries (e.g. wooden, etc.). This is also an ideal solution for those who want to maintain a greater than minimum distance from the neighbor or do not like houses in the so-called "barn" arrangement. The above plots are not only an ideal opportunity to fulfill dreams of your own home but also a good option for a developer to increase the land bank or for those looking to invest in real estate. INFRASTRUCTURE In the complex, there is electrical infrastructure ENEA Operator in the road plots. ENEA Operator carries out connections on an ongoing basis, upon request. - Own water intake (well) and septic tank or home sewage treatment plant are permissible. - For potential investors, it may be important to know that a sewage network is designed next to the plot, but the implementation date is unknown - in the future, this may affect the increase in the value of these specific plots (not every plot has designed sewage). THE MOST IMPORTANT ASSUMPTIONS OF MPZP: The Local Spatial Development Plan constitutes resolution No. XXVI/209/2009 of the City Council of the Kostrzyn Municipality dated March 26, 2009, along with the judgment of the WSA in Poznan dated May 28, 2021 (II SA/PO 157/21), lifting the ban on the construction of own water intakes and home sewage treatment plants. Under the MPZP, the plots for sale constitute a building area marked with the symbol 11.MN I. Residential buildings: - Permissible single-family residential buildings, garages for cars with a load capacity of up to 3.5 tons, and small architecture objects - Area designated for locating buildings up to max. 30% of the building plot area - Min. 50% biologically active area - Maximum building line - 6 m from the road (except for porches, balconies, platforms, and roofs, which may exceed the building line by 1.2 m) - Maximum height - 12 m, no more than two above-ground floors - Permissible execution of a basement floor raised max. 0.7 m above ground level - Sloped roofs, two- or multi-pitched, slope angle from 35 to 45 degrees (permissible to supplement the covering with fragments of a different slope on an area of no more than 30% of the building area) - 2 parking spaces required for the apartment (including spaces in garages) - Minimum plot area: 600 m2 (in free-standing development), 450 m2 (in twin development), 250 m2 (in terraced development).
