The area is covered by the local spatial development plan: Area of 1029 m2 - area of farm building with permission for low single-family building. Area of 1554 m2 - areas of holiday building with permission for the location of single-storey service facilities with an area of up to 30 m2, as well as the use of residential and farm buildings for service functions; the location of projects that may significantly affect the environment is excluded. Provisions for the area of single-family building - MN. 1) The division of newly designated building plots with an area of not less than 1000 m2 within the MN area is allowed. 2) The minimum width of newly designated plots is set at 18 meters. 3) The construction of free-standing single-storey farm buildings is allowed. 4) The location of volumetric objects at distances from the plot boundary is allowed in accordance with § 12 sec. 6 and 7 of the Regulation of the Minister of Infrastructure of April 12, 2002, on the technical conditions that buildings and their location should meet. 5) The construction of up to 20% of the plot area is allowed. 6) It is mandatory to ensure the possibility of locating at least 1 garage or parking space on each plot. 7) The following requirements for residential development are established: a) height up to 2 above-ground floors, of which the second is a usable attic, b) the ground floor is to be located up to 1.0 meters above the highest point of the terrain within the building outline, c) the ridge height is up to 10 meters measured from the highest point of the terrain within the building outline, d) roof with slopes inclined at an angle of 30-45°, allowing for gables, dormers, etc., except for buildings with other roof construction solutions that have received a positive opinion from the appropriate urban-architectural commission; repealed by Woj. Lub.PN.II.0911/24/04 of 16.02.04 e) the construction of mansard roofs is allowed without restrictions on the slope angle, f) roof covering materials must have certification. 8) The realization of buildings at a distance of less than 30 meters from the forest wall is excluded. 9) The realization of holiday buildings in MN areas is allowed according to the conditions established for ML areas. 10) The location of single-storey service facilities with an area of up to 50 m2 is allowed, as well as the use of residential and farm buildings for service functions; the location of projects that may significantly affect the environment is excluded. 11) The planting of isolation greenery from the side of national and voivodeship roads is mandatory. 12) Projects of holiday housing located in Kozlowek Landscape Park with a buffer zone require agreement with the appropriate director of the landscape park. 13) The following locations are also allowed: a) public service facilities, b) commercial service facilities, c) the designation of public green areas, d) sports facilities, e) technical infrastructure devices, f) communication devices, except for technical service facilities and gas stations. 14) The objects and devices mentioned in point 13 can be located on the condition that they complement or enrich the primary purpose, do not violate the provisions for the leading function of the area, and the location of projects that may significantly affect the environment, requiring the preparation of an environmental impact report, is excluded, maintaining the principle that such objects or devices designed and existing from the permissible purpose together do not occupy more than 20% of the designated area (the above coefficient does not apply when changing the use of existing individual objects classified as U to public services (UP)). Provisions for the area of farm building - MR: 1) The division into newly designated building plots with an area of not less than 1800m2 within the MR area is allowed. 2) The minimum width of the newly designated plot is set at 25 meters. 3) The location of volumetric objects at distances from the plot boundary is allowed in accordance with § 12 sec. 6 and 7 of the Regulation of the Minister of Infrastructure of April 12, 2002, on the technical conditions that buildings and their location should meet. 4) The construction of residential and farm buildings is allowed to occupy up to 25% of the plot area. 5) It is necessary to ensure the location of at least 1 garage or parking space on each plot. 6) The following requirements for agricultural residential development are established: a) height up to 2 above-ground floors, of which the second is a usable attic, b) the ground floor is to be located up to 1.0 meters above the highest point of the terrain within the building outline, c) the ridge height is up to 9 meters, d) roof with symmetrical slopes inclined at an angle of 30-45°, allowing for gables, dormers, etc., excluding farm buildings for which single slopes are allowed, e) the construction of mansard roofs is allowed without restrictions on the slope angle, f) roof covering materials must have certification. 7) The realization of holiday buildings in MR areas, within the outline of the functional unit defined by the plan drawing, is allowed for holiday building (according to the conditions for ML areas), low residential building (according to the conditions for MN areas), and commercial services (according to the conditions for U areas), provided that the compact area of holiday, single-family, or service development does not exceed 5,000m2 on I-III class bonitation lands and 1 ha for IV class bonitation lands. 8) The obligation to transform the character of the building mass and plant greenery that enhances aesthetic values during modernization and change of function of the facilities is introduced. 9) The location of single-storey service facilities is allowed, as well as the use of residential and farm buildings for service functions. The location of projects that may significantly affect the environment and the realization of objects and devices with nuisances exceeding the boundaries of the plot of the object holder is excluded. 10) The planting of isolation greenery from the side of national and voivodeship roads is mandatory; Provisions for the area of holiday building - ML: 1) The division into newly designated holiday plots with an area of not less than 1500m2 within the ML area, with a minimum width of 20 m, is allowed. 2) The obligation to consider in the development of the plot the afforestation of at least 50% of the area is introduced. 3) It is necessary to ensure at least 2 parking spaces in the garage or parking spaces on each plot. 4) The location of single-storey farm buildings related to the volume of the holiday building and servicing the function of the area, with an area of up to 20 m2, is allowed. 5) The construction of up to 15% of the plot area is allowed. 6) The location of temporary buildings is prohibited, except for buildings related to the construction process. 7) The following requirements for holiday development are established: a) height up to 2 above-ground floors, of which the second is a usable attic, b) the ground floor is to be located up to 0.6 meters above the highest point of the terrain within the building outline, c) the ridge height is up to 7 meters, d) roof with slopes inclined at an angle of 35-40°, allowing for gables, dormers, etc., e) roof covering materials must have certification. 8) The realization of buildings at a distance of less than 30 meters from the forest wall is excluded. 9) The obligation to adapt the shape of the roof and the color of the facades of farm buildings to holiday buildings is introduced. 10) The location of single-storey service facilities with an area of up to 30 m2 is allowed, as well as the use of residential and farm buildings for service functions; the location of projects that may significantly affect the environment is excluded.
