The plot is triangular in shape with dimensions of approx. 56x173x194 m.
Terrain shape: flat plot.


WHERE IS THE PLOT LOCATED?
The plot is located on the border of Sarnow and Bedzin directly by DK86 at ul. Zrodlana.
Access to the plot via an asphalt road.

WHAT IS THE PURPOSE OF THE PLOT IN THE LOCAL PLAN?
1. For areas marked on the plan with symbols from 1U to 17U, the purpose is for non-intrusive service development.

2. For the areas mentioned in point 1, the following is established:
1) implementation of new development and the possibility of reconstruction, expansion, rebuilding, and raising existing buildings along with the necessary technical infrastructure while maintaining the standards specified in this paragraph;
2) minimum area of the building plot in new geodetic divisions - 1,000 m2 and minimum width of the plot front - 20 m,
3) ratio of building area to the area of the building plot - maximum 0.6;
4) minimum share of biologically active area in the area of the building plot or land - 30 %;
5) roofs of service buildings flat, arched, two or multi-pitched with a slope angle of 25 to 45 degrees;
6) covering pitched roofs with all types of tiles or materials imitating (metal roofing, bituminous tiles, etc.), flat - with all materials;
7) service buildings with a maximum height of - 12 m;
8) ensuring permanent parking spaces for cars within the plot according to the indicator: 3 parking spaces per 100 m2 of usable service area, but no less than 1 parking space.

3. For the areas mentioned in point 1, the following is prohibited:
1) construction of fences from prefabricated concrete elements (panels), sheets, and solid walls, except for walls made of stone or brick;
2) using any kind of plastic strips, corrugated metal, trapezoidal and other sheets as facade materials, with the exception of point 6 item 1 and 5;
3) location of bases, warehouses, and storages.

4. For the area marked on the plan with the symbol 6U, the location of warehouse and storage facilities with the necessary social-office background is allowed, provided that effective protection of neighboring residential areas marked on the plan with the symbol 28MN is applied.

5. The lines of development graphically designated on the plan do not apply to technical infrastructure facilities and existing buildings.

6. For the areas marked on the plan with symbols from 6U to 12U, 14U, 15U, and 17U, direct communication service from the national road marked on the plan with the symbol 1KDGP is prohibited, subject to § 28 point 2 item 6.

7. For the areas mentioned in point 1, the following is allowed:
1) using corrugated and trapezoidal sheets as facade materials when reconstructing and expanding existing service buildings, only in the case of covering the existing facade with these materials;
2) location of public utility services;
3) location of agritourism facilities;
4) location of livestock and agricultural buildings related to horse breeding (stud farm);
5) location of metal garages and farm buildings;
6) location of free-standing advertisements;
7) implementation of networks and technical infrastructure devices and internal access roads, parking lots, garages, and farm buildings necessary for servicing the area and development;
8) conducting works during the reconstruction and raising the utility standard of existing facilities within the plot boundary.
