I have for sale two amazing plots in the picturesque village of Rudno (Greater Poland), located about 4 km from Swietno, about 16 km from Wolsztyn and about 75 km from Poznan. I am the direct owner of both, so there are no commissions and other attractions like with intermediaries. Beautiful location - surrounded by forests, plenty of bike paths, several observation towers, but above all charming is the direct neighborhood of the plots - they border directly to the north with the Southern Obra Canal (the plot is separated by a public road about 5m wide) - So get in the kayak/boat or other SUP and directly from your plot sail to Lake Jesien (the route through the Obra Canal is about 980m) - from there more picturesque lakes: Lake Orchowe, Wilcze - both with a developed tourist offer, hotels, etc. The plots have Building Conditions, moreover, they are included in the general plan (fresh topic from March 2025) - which means they are and will be building land!!! the current WZ is valid, but if you wanted, for example, a year after the adoption of the general plan (~ June 2026) to apply for new WZ with different parameters - it will be possible :) currently, the regulations have changed and many lands are changing their designation by virtue of the general plan and becoming worthless. This plot is and will be building land, it has the possibility of 3P electrical connection - all neighbors are already connected. There is no sewage system (you need a septic tank), and there is no water supply network (well and village) - supposedly there are plans to build a water supply network, but these are promises from 3 years ago :P The photos are from March 2024, when the water level was high - currently it is a bit lower in the canal itself, it is regulated by a dam.
