Areas for single-family residential development are designated with the primary purpose of single-family residential development marked on the plan drawings with symbols: from 1ST-MNIII to 8ST-MNIII. 2. Provisions regarding the principles of protection and shaping of spatial order. 1) In the areas referred to in paragraph 1, the following is permitted: a) non-intrusive service function: trade services, gastronomy, service crafts, office functions, offices, and other non-intrusive service functions that complement the primary function, b) networks and technical infrastructure devices, c) access roads, parking spaces, parking lots, maneuvering areas, etc., d) arranged greenery along with sports and recreation facilities, e) utility buildings, garages, f) adaptation of existing facilities related to vehicle servicing with the possibility of their expansion by an amount not exceeding 25% of the total area of existing facilities. 2) In the areas referred to in paragraph 1, the following is prohibited: a) location of functions with nuisance exceeding the boundaries of the investment area, b) location of new service facilities classified as investments that may significantly impact the environment according to specific regulations in this regard, c) location of service facilities in the gastronomy sector serving the organization of occasional events with the possibility of expanding existing facilities by an amount not exceeding 25% of the total area of existing facilities; prohibition of the location of beer gardens, d) implementation of production functions, new automotive services, as well as bases, warehouses, wholesalers, gas stations, e) implementation of functions designated in the plan without ensuring the necessary number of parking spaces for its servicing specified in chapter 8, f) implementation of new collective garages, except for garages for residential development carried out in a terraced form, g) implementation of new garages as temporary facilities, h) implementation of fences made of metal or concrete, prefabricated elements at the fronts of the plots. 3) In the areas referred to in paragraph 1, the following is required: a) for residential buildings implemented in a terraced form, there is a requirement to maintain parameters that determine their uniform character, i.e., height, roof geometry, facade color, shape and size of window and door openings, and finishing materials, facades, and fences, b) use of traditional materials in the finishing elements of the facilities, i.e., clinker bricks, ceramic tiles, or other materials imitating tiles, wood, etc., c) adaptation of the geometry of roofs and finishing materials of facades of newly constructed utility buildings and garages to residential or service buildings located within the plot, d) for collective garages referred to in point 2 letter f, there is a requirement to maintain a uniform form, roof geometry, and unified finishing elements of the facade, including color, used finishing materials, e) maintaining the necessary distances of the implemented development from networks and technical infrastructure devices according to specific regulations in this regard. 4) For existing development, the possibility of carrying out all construction works is established in accordance with the requirements specified in this resolution. 5) The implementation of new residential development in the form of free-standing, terraced, or semi-detached buildings is established. 6) The service function may be implemented on separately designated plots or on plots with a residential function. 3. Provisions regarding the parameters and indicators for shaping development and land management. 1) The maximum height of residential development is established - 3 above-ground floors including usable attics and service development - 2 above-ground floors including usable attics. 2) The maximum height of utility buildings and garages is established - 1 above-ground floor + attic, 3) sloping roofs with an angle of inclination of roof slopes from 25° to 45° are required, allowing deviations for a group of single-family buildings (min. 5 objects) of a uniform character, i.e., uniform form, height, roof geometry, and used facade materials, 4) biologically active area should constitute at least 45% of the area of the plot or investment area, 5) the maximum indicator of built-up areas (Pz) is established - 0.4, 6) deviations from the parameters and indicators of development established in the plan are allowed in areas that were built before the entry into force of the resolution, whose construction process has begun, or whose size prevents maintaining the provisions related to the biologically active area, the built-up area indicator. The deviation does not apply to the possibility of raising objects to a height higher or in accordance with the provisions of the plan, changing the angle of inclination of roof slopes when raising objects.
