Description

- Functional, high, after renovation 54 m2. Two large rooms in convenient rectangles of 20 and 14m2 with large, high windows on the ground floor, separate bright kitchen, separate bathroom and toilet + convenient hallway. It is one of 4 apartments in a small brick building with recently delineated apartments, so it's hard for me to call it a 'kamienica'.

I consider exchange for a larger apartment in Warsaw, a house, a supplement. I am interested in something of greater value, gladly for renovation, also with legal defects.

I wrote that there are 2 or 3 rooms because someone watching wisely noted that the kitchen could be 'annexed' into the living room - a clever third little room could be created, although this is not a ready solution.

- Great location in the communication center of Pruszkow. 250m to the SKM train platform (+23min by train to the Palace of Culture) and exceptional peace and quiet on a small, one-way green street - Owocowa. At its ends, there are two parks. Within 400m 4 parks - map attached.

- You pay as much as you want and can. Gas, electricity (own meters), municipal sewage. There is a fireplace. Maybe renewable energy sources in the future?

- The apartment has a separate land and mortgage register + 18% share of the entire property - the plot. There is a shared attic, now a storage area, that could be bought back from the community or sold together.

- In total, only 3 neighbors and a huge plot of 1000m2 built with a small house from the road - potential for development, resale of the remaining 'multi-family' land, worth a minimum of 1.5 million. Neighbors park 2 cars on their own, locked premises, so you can also park in your designated places or rent them out if you don’t have cars. Want your own garden - flowers, vegetables? There is a shared barbecue place on the plot + part that has never been utilized. No worries about pathology among neighbors.

- New bathroom and new toilet in smart arrangements, made with good materials. New floors throughout the apartment. Electrical, water, and heating installations are in copper. Walls are plastered, painted white, made of 60cm thick brick, which despite having a southern exposure, has never allowed the temperature in the apartment to exceed 25 degrees in the summer heat. Decent staircase.

- Are you treating the apartment as an investment potential? Maybe you are buying two apartments for the price of one? Maybe you will make a separate entrance, and there will be a medical office, beauty salon, hairdresser, office, or a law firm? You can buy the remaining part of the attic, maybe add an attic + an entire floor, or maybe just collect the due money after selling the development rights.

- Looking at other offers, at the advantages of this fully-valued apartment for yourself, remember that you are getting a ground floor, the lowest maintenance costs, 'Saska Kepa' of Pruszkow, realistically less than 30min to downtown Warsaw from stepping out of your apartment. Within walking distance, 2 Biedronka stores, about a kilometer to 2 Lidls, and 200m from the first McDonald's. Driving to Warsaw directly via Aleje Jerozolimskie or the highway - bypass. How much cheaper should an apartment on the 3rd floor in a concrete block be with a view of a noisy street, preschool, without a garden, parking space, with a bathroom and toilet to demolish and perform new ones in this standard + the remaining renovation of the apartment? I assume that the offer will attract someone who knows the advantages of Pruszkow, but I remind you that it is 3-4 kilometers further than Kabaty from the Center, and a Metro from Kabaty only travels 1 minute faster than SKM. If such a house stood in Kabaty, surely an apartment in it would be more expensive than the average price of apartments in concrete - today 16 thousand/m2. There is no point in worrying about grateful descendants 200-300 years from now, as today in Krakow, in similar houses. This is certainly a wise investment for generations. If a bomb falls, the whole house burns down (which I do not encourage!), you will collect insurance + 18% share after selling the land, which is worth today 2.5-3 million.
