ADVERTISEMENT FOR TENDER FOR SALE OF RESIDENTIAL PREMISES

Housing Cooperative "Debina" in Poznan announces a two-stage tender for the sale of the right to residential premises located in Poznan, os. Debina 8, apartment no. 32.

I. Subject of the tender

Residential premises with usable area 48.03 m², located on the VII floor of an eleven-story multi-family residential building, comprising:

• 2 rooms (11.04 m², 17.81 m²),
• kitchen (7.43 m²),
• bathroom (3.96 m²),
• hallway (7.79 m²),
• loggia (3.40 m²),
• attached cellar (2.04 m²).

The premises are not encumbered. No land and mortgage register available.

II. Starting price

450,000 PLN gross (in words: four hundred fifty thousand zlotys 00/100).

III. Terms of the tender

The tender will be conducted in two stages:

STAGE 1 – submission of written offers

• Deadline for submitting offers: by 25.07.2025
• Place for submitting offers: secretariat of the Housing Cooperative "Debina" in Poznan,
• os. Debina 106.
• The offer should be submitted in a sealed envelope with the note: "Tender for the acquisition of the right to residential premises os. Debina 8/32 in Poznan".
• Offers may also be sent by registered mail via the Polish Post or a courier service (the date of receipt by the Cooperative counts).

STAGE 2 – auction

• Date and place: 31.07.2025 at 12:00 at the Neighborhood Club "Debczak",
• os. Debina 107 in Poznan.
• The auction will be conducted according to the principles specified in Regulations for conducting tenders for establishing separate ownership of premises reclaimed
• by S. M. "Debina" in Poznan dated 11.03.2019.

IV. Conditions of participation

To participate in the tender, the bidder (individual or legal entity) is obliged to:

Deposit earnest money amounting to 10% of the starting price (45,000 PLN) into the Cooperative's account:

PKO BP V O/Poznan, account number: 65 1020 4027 0000 1002 0035 4183

The payment must be credited to the Cooperative's account no later than three days before the tender.

Submit a complete written offer, containing:

• Bidder data (first name, last name/company name, address, PESEL/NIP, phone),
• Indication of the property subject to the offer,
• Completed offer form with the proposed price (not lower than the starting price),
• Declarations concerning:
• familiarization with the factual and legal status of the subject of the tender,
• acceptance of the principles for selecting the buyer,
• familiarization with the tender regulations,
• familiarization with the technical condition of the premises,
• Proof of deposit payment,
• Bidder's signature on all documents,
• In the case of legal entities – current excerpt from the KRS or certificate of entry in the business activity register,
• In the case of financing through a loan – bank promise.

V. Sales conditions

• The deposit of the successful bidder is credited toward the purchase price.
• The deposit forfeits if the winning bidder evades signing the agreement.
• The purchase price must be paid in full within 90 days from the date of auction completion.
• The premises will be handed over after full payment and completion of legal formalities.
• Upon acquisition of the residential premises, the buyer takes over the furniture, household appliances, bulky items, and other items located in the premises. The buyer undertakes to remove them at their own cost
• and at their own responsibility, and will not hold the Housing Cooperative "Debina" liable for any claims or burdens related to these activities.
