We created it from scratch in 2006 and have been running it continuously for almost 20 years. The farm is located in the very center of the Krakow-Czestochowa Jura on the Eagle's Nests Trail (ideal access for customers from Warsaw, Wroclaw, the entire Silesian Agglomeration, Lodz, Kielce, Czestochowa, etc.). We often welcome Guests from the seaside and the Poznan area. We have also hosted clients from distant corners of the world, such as Latin America or Africa. Our property is located in the picturesque Jurajski Landscape Park, in an area belonging to the Natura 2000 area, which allows for development in the direction currently sought by Guests, EKO AND SLOW. The farm consists of two separate buildings and a foundation prepared for an additional building with rooms for Guests (with utilities provided: water, electricity, sewage outlet). One of them (216 m2) was designed and realized for business purposes, and its upper part constitutes a separate apartment for the owners (3 bedrooms, living room, large spacious bathroom with shower and bathtub, separate WC, two wardrobes, corridor). The kitchen and the upper floor are air-conditioned. One of the rooms is adapted for people with mobility disabilities. The property is equipped with a water supply network, sewage system (two septic tanks), and electricity. The buildings have been equipped with a water supply, electrical, telecommunication (TV, Internet), ventilation, lightning protection, monitoring, and some rooms have air conditioning. The plot on which the farm is located has a rectangular shape with a width of 50 m, which provides great opportunities for expanding the existing infrastructure, and thus significantly increasing income compared to what we achieve. The plot includes a construction area, field, and forest. In total, it has an area of about 3 ha. TECHNICAL CONDITION - VERY GOOD. The property is well-maintained, regularly renovated, and modernized. It does not require significant financial outlays. You can move in freely, welcome guests, and start earning right away, which I think will be significant for the future owner of the Farm. No special qualifications, licenses, or specialized competencies are required to run agrotourism. At the end of 2019, for the needs of the bank, we prepared an appraisal for the entire property and the value of the business. The value was then estimated at 3,000,000 PLN.
