Property. We offer you a real estate property with a residential building, garage building, dovecote and utility buildings, located in Mokotow (Siekierki). The plot has an area of 1,026 m2. PLOT – 1,026 m2

The plot has an irregular shape, similar to a curved rectangle. It is fenced on all sides - from the street with steel mesh with steel posts and concrete foundation and on the sides with steel mesh on metal posts. The yard is partially paved. Water and electricity are supplied to the plot. Sewerage - a sealed cesspool located on the plot. Currently, there is no gas installation connected to the plot, but there is a possibility of its connection. The groundwater level is below the level of the foundations.

The plot is located in an area described in the local spatial development plan of the Siekierki Settlement as an area of single-family housing development (13M). For this type of area, the MPZP provides for single-family housing as the primary purpose and non-burdensome services accompanying residential development as permitted purpose (maximum 10% share in the use of this area). Building lines should be located 5 m from the boundary lines and the permissible height of the building is a maximum of 12 m.

 

RESIDENTIAL BUILDING – 221.35 m2

The residential building includes two storeys and an attic, it is generally without a full basement. It has a small basement with water valves and a height below that required for utility rooms (1.9 m). Its technical condition can be described as average.

 

The main, two-storey part of the building was built in 1936 using traditional brick technology. Then, in 1984, the building was expanded with a small ground floor part.

 

The two-storey part of the building has external walls made of solid ceramic brick with two-sided cement-lime plaster. The partition walls are made of solid ceramic brick. The foundations are poured from concrete. The ceiling above the ground floor is a Klein ceiling and the ceiling above the first floor is a light wooden ceiling. The chimney is made of solid brick on cement mortar. The roof has a wooden rafter-purlin structure based on wall plates. The roof structure is made of pine and spruce wood saturated with antifungal agents. The roof is multi-pitched, covered with double roofing felt on tar paper.

 

The added ground floor part of the building has external walls made of 24 cm thick aerated concrete with 8 cm thick polystyrene insulation and one-sided plaster. The partition walls are made of 12 cm thick aerated concrete. The foundations are poured from concrete. Klein ceiling. The roof has a wooden structure.

 

The building is functionally divided into three residential segments. Each of them is equipped with individual heating - a solid fuel furnace.

 

Layout of rooms - ground floor: 5 rooms (12 m2, 17.85 m2, 10.02 m2, 15.8 m2 and 10.29 m2), two kitchens (7.41 m2 and 7.30 m2), three hallways (1.15 m2, 3.06 m2 and 2.16 m2), a room with a kitchen (14.79 m2), a boiler room (1.99 m2), a bathroom (4.46 m2), a hall (6.26 m2) and a staircase (2.40 m2). The total area of the ground floor is 117.33 m2.

 

Layout of rooms – 1st floor: 4 rooms (24.04 m2, 10.46 m2, 19.55 m2 and 9.09 m2), two storage rooms (0.25 m2 and 0.23 m2), two hallways (4.61 m2 and 3.27 m2), two bathrooms (3.04 m2 and 2.01 m2) and a staircase (7.41 m2). Additionally, the 1st floor includes a built-up (glazed) terrace with an area of 10.62 m2, located above the added ground floor part.

 

Layout of rooms – attic: two parts separated by a chimney wall with a usable area of 10.03 m2 each. The total usable area of the attic is 20.06 m2, to which there is also a part that does not meet the usable standard with an area of 56.67 m2. Currently, the attic is accessible by means of a ladder and a hatch in the ceiling.

 

The total area of the residential parts of the building without the attic is 185.22 m2.

 

GARAGE BUILDING – 43.38 m2

Two-car garage. The building has electricity.

 

DOVECOTE – 17.71 m2

The building has two storeys. The storey height is about 2 m. The building has electricity.

 

UTILITY BUILDINGS – 35.58 m2 and 8.42 m2

Brick buildings. The smaller building has electricity.
