Function (purpose) of the area:
1) basic purpose:

b) accompanying services and services referred to in § 4 sec. 1 point. 17,
2) complementary purpose:
a) free-standing utility buildings and garages with a total building area not exceeding 60 m²,
b) utility buildings in agricultural holdings indicated on the plan drawing as MU/MR plots,
c) technical infrastructure for the needs of the plot or local needs, access roads, paths, parking spaces, greenery,
3) permissible purpose:
a) on plots with an area of at least 3000 m², the plan allows for the transformation of the MU area only for accompanying services referred to in § 4 sec. 1 point. 16 and for services referred to in § 4 sec. 1 point 17,
[i.e. 16) accompanying services in the protected landscape area and in residential areas - this means services using devices for activities aimed at meeting the basic needs of the population, which do not produce material goods by direct industrial methods (
retail, health care and social care, gastronomy, culture, tourism and sports, property management, rental), 17) services without determining the profile - this means
free-standing service facilities or service premises embedded serving a broadly understood service function in the field of; trade (excluding wholesale trade requiring warehouses or storage areas exceeding 800 m2), health care and social care, culture, tourism and sports, property management, rental, postal services, telecommunications, hotels, restaurants, financial intermediation, administration, education, veterinary activities; excluding technical service and repair of motor vehicles, sale of fuel for vehicles as well as facilities requiring a base for freight transport vehicles,[
4) the plan prohibits: the location of technical service for vehicles, repairs of motor vehicles, fuel stations, the location of temporary facilities except for those necessary during construction and new agricultural holdings,
Rules for development and building conditions
1. Plot:
1) the area of new plots with single-family residential development is set at 1000 m²,
2) the area of new plots with single-family residential development and services is set at 1500 m²,
3) the area of new plots only with services is set at 3000 m²,
4) the plan allows for a reduction of the areas specified in points 1,2,3 by 5%,
5) the plan preserves agricultural holdings indicated on the plan drawing as MU/MR plots,
6) on developed plots, created in parcelations, referred to in § 4 sec. point. 27, and smaller than 1000 m², the plan allows for single-family residential development without services,
7) the minimum width of a new plot for free-standing development is set at 20 m,
8) it is prohibited to raise the level of the plot above the level of neighboring plots, draining rainwater onto neighboring plots and roads, and unauthorized filling and lowering of the surface of the plot.
2. Principles of shaping development:
1) the plan establishes such a way of investing that on each building plot and within the agricultural holding at least 50% of the nature-active area is preserved,
2) on each plot, with an area referred to in paragraph 1, the plan establishes the location of only one residential building with one apartment (one segment of a semi-detached house) or one embedded accompanying apartment to the service development. The realization of a second residential building also with one apartment must be preceded by the division of the plot, provided that plots with areas not smaller than those established in paragraph 1 are created,
3) it is postulated to zone the development of plots within the reach of communication; i.e. locating services to the boundary of this reach and behind the services (outside the reach of communication) locating single-family residential development possibly services related to the permanent stay of children and youth,
3. Building height: according to the definition recorded in § 4 sec. 1 point. 22 the plan establishes:
a) heights of single-family residential buildings up to 2.5 floors,
b) heights of utility buildings and garages up to 1 floor,
c) heights of utility buildings on the MU/MR plot up to 1.5 floors,
d) height of service buildings up to 1.5 floors.
