a) applicable building lines, defined on the plan drawing, at distances from 6m to 18m from the line

delineating the area 1.KDZ, with the reservation of item c,

b) non-exceedable building lines, defined on the plan drawing, at distances from 2.5 m to 6 m from the line
delineating the area, with the reservation of item c,

c) applicable and non-exceedable building lines do not apply to:

- existing buildings that exceed these lines, for which only reconstruction,

renovation, demolition, and rebuilding are allowed; other construction works must comply with the building lines,

- an object entered in the provincial register of monuments marked on the plan drawing in the area

B3.UT/MN,

- seasonal commercial and gastronomic facilities, for which proximity to 2 m from the line
delineating the area of the collector road 1.KDZ is allowed,

d) building height, measured from the ground level at the lowest entrance to the building to
the highest point of the roof covering for:

- tourist service development - guesthouses, no more than 12 m,

- single-family residential development, no more than 10 m,

- individual recreation development, no more than 8 m,

- seasonal commercial and gastronomic facilities no more than 6 m,

- economic and garage buildings in single-family residential development, no more than 5 m,

e) number of above-ground floors of buildings:

- single-family residential and individual recreation development no more than 2,

- tourist service development - guesthouses, no more than 3,

f) roof geometry:

- for seasonal commercial and gastronomic facilities - sloped roofs, gable roofs with an angle
of inclination of roof surfaces from 20° to 35°,

- for other buildings sloped roofs, with symmetrical surfaces of the main building body and an angle
of inclination of roof surfaces from 25° to 45°,

g) building coverage no more than 40% of the plot area,

h) biologically active area at least 40% of the plot area.
