LOCATION

The property is located on the outskirts of the small village of Zenisko, in the Wierzchowo commune, in the drawski county, in the West Pomeranian Voivodeship. The village is about 2 km south of Zabin (municipality), about 1.5 km north of the military 12th Air Base in Miroslawiec, along a little-trafficked, asphalt county road.

Around the village, there are large areas of state forests and many larger and smaller lakes. The nearest lake, Dramienko, with a beautiful, sandy, guarded beach, is about 1.5 km away. To one of the larger lakes of the Drawsko Lake District - Lake Lubie, it's about 5-7 km.

DESCRIPTION OF THE APARTMENT AND BUILDING

The offered property is a 3-room apartment with an area of approximately 60 m2 (according to the land registry 57.66 m2) occupying just over half of a two-unit building, which once served as a single functional entity.

The apartment also includes a share: in a proportional part of a large, spacious attic in the process of adaptation for residential purposes, this part is separated by a wall, has a separate entrance (stairs) - the possibility of arranging a second apartment, in the basement of approximately 20 m2, entrance hallway of approximately 11.5 m2, a plot of land no. 1/8 with an area of 291 m2.

Along with the apartment, for a total price of 269,000 PLN, the adjoining building plot marked in yellow on the attached map, bordering the house, plot no. 1/6 with an area of 0.0729 ha is sold.

The apartment is prepared for finishing and adaptation according to one's own concept. Renovation work is currently being carried out. The condition of the apartment is presented in the photos.

Currently, the usable area consists of: 3 rooms (approximately 8.5 m2, 13.2 m2, 20.0 m2), kitchen (approximately 13 m2) and bathroom (approximately 4.1 m2) and hallway (approximately 3.3 m2).

A covered terrace of approximately 24 m2 (about 3 m x 8 m) has been added from the garden side.

The building was constructed before 1945 from red brick, is single-story with an usable attic, with a gable roof, partially basement, with a nice classic shape, and once served as a German school.

The entire building has a renovated roof covered with sheet metal tiles, the façade insulated with polystyrene (except for one gable wall), new gutters installed, new external doors fitted. From the street side, a new metal panel fence. From the neighboring plot, a fence made of wire.

The apartment has new windows, windowsills and PVC balcony doors, as well as entrance doors. Ceilings with plasterboard were mounted on metal frames. New plaster has been done on the walls, a new machine floor has been poured and central heating and underfloor heating pipes installed. Adaptation work on the attic is ongoing, where additional living space will be created.

New installations have been made: electrical outlet and lighting, water sewage, heat pipes distributed in the floor, underfloor heating in the bathroom and kitchen, there is no central heating boiler

Utilities: electricity is brought into the apartment, the municipal water supply is brought to the bathroom and kitchen, the municipal sanitary collector is fed to the apartment, there is currently no heating source (boiler/stove).

Due to its location among the forests (300 m from the house) and near many lakes and in the vicinity of village buildings, the availability of utilities, and the possibility of expansion and adaptation to one's needs, the offered property may be a very attractive proposal for those looking for their place on earth or a place for summer or weekend leisure.

Lake Lubie, covering 1439 ha, depth 46.3 m, length 14.1 km, width 2.2 km, is the longest and third-largest water reservoir in the Drawsko Lake District. The Drawa River, which is the longest (199 km) river in the Drawsko Lake District, also runs through the lake, providing a uniquely beautiful kayaking route named after Cardinal Karol Wojtyla.
