I have to offer an apartment at a very good price in Praga Poludnie, right next to CH Promenada.
The premises are located on the 5th floor of a brick building, which was insulated about 5 years ago. Above the apartment, there is one more floor, the so-called attic, where there are also residential premises.

The administrative rent of 1423 PLN includes among others:
- property tax
- tax on common parts
- waste disposal
- heating
- hot and cold water
But also:
- costs of securing the estate, as the building is monitored, access to the estate is secured with a barrier, and the entrance is guarded
- renovation fund
- electricity in common areas
- costs of the renewable energy system
The owner also has a
garage, and a large cellar is adjacent to the garage. In the case of declaring the purchase of the garage (in the same building), an additional cost must be considered. This is not an obligatory purchase. Considering the close location of CH Promenada, it is a recommended purchase, but it is not mandatory and strictly connected with the purchase of the apartment.
In terms of location, the close proximity to CH Promenada says a lot. Around there is full infrastructure. There is also an entry to the Siekierkowska route nearby. In a few years, communication will also be facilitated by the planned extension of the
metro line, with the Ostrobramska station. Currently, numerous buses run here, and trams also run along Grochowska Street.
Another advantage is the height of the rooms, 260 cm.
The owner of the apartment, currently living here, has another property in mind to which they want to move, so the transaction closure can take place in about a month's time to account for the time to move.
The apartment has a land and mortgage register, the land is regulated.
No elevator, but the cooperative plans to install elevators in the coming years
