The property consists of land plots 143, 889, 890, 891, 477, 322, 323, 450, 451, 452, 502, 535, Total area 3.0535 ha marked with the land and mortgage register LD1R/000xxxx/7
The majority of the land is occupied by highbush blueberry plantations. The plantation is irrigated.
Plot 143: Average conversion coefficient 0.6260, corresponding to class IVb. Plot No. 143 with an area of 0.73 including highbush blueberry cultivation on an area of 0.61 ha (4 rows), on an area of 0.12 pine forest. Age of blueberries 6 years. The plantation is protected by a net on concrete poles. From the forest side, the fence is made of mesh on prefabricated poles. The plot is equipped: electricity and a drilled well 30 m deep. The quality assessment index is good.
Plots 889, 890, 891: Average conversion coefficient 1.1091, corresponding to class IIIb. The plots are adjacent to each other forming an economic whole. The plantation is protected by a net on reinforced concrete poles. The age of blueberries is 7 years. The quality assessment index is good.
Plots 502, 535: The average conversion coefficient of plot 502 is 0.27554, corresponding to class V. The average conversion coefficient of plot 502 is 0.70, corresponding to class IVb. The plots lie next to each other. Plot No. 535 constitutes a meadow while plot No. 502 is covered with American blueberries. The shape of the plots is similar to a rectangle. Access is via a paved road. Drilled well. The age of American blueberries is 4 years. The quality assessment index is good. Plot No. 143 is covered by a local zoning plan and lies in the area marked with the symbol: 18.12.R agricultural land. The remaining part of the property does not have a local zoning plan. According to the Study and Directions of Spatial Development, the plots are located: No. 889 - R1 area of agricultural production space with restrictions on the possibility of development, No. 890 and 891 - R3 area of agricultural production space with permission for afforestation and development related to agricultural land use, No. 323 and 477 - R2 - area of agricultural production space with permission for development related to agricultural land use, No. 322 and 535 - RZ area of permanent green areas, No. 450, 451 - R3 area of agricultural production space with permission for afforestation and development related to agricultural land use, No. 452 - KP county road, No. 502 - R2 area of agricultural production space with permission for development related to agricultural land use. The Bailiff was shown a lease agreement for the agricultural farm dated July 1, 2022, under which the farm, which includes the property, is leased by ....z o.o. based in Warsaw.
The auction is conducted electronically and will end on 30.10.2024 at 12:00.
The total valuation amounts to 865,550.00 PLN.
The starting price is equal to 2/3 of the valuation amount and amounts to 577,033.33 PLN.
The bidder participating in the auction should submit a deposit of one-tenth of the valuation amount, which is 86,555.00 PLN.
The deposit must be submitted via the IT system servicing electronic auctions, or to the bailiff's bank account 020930210272602323020000010 no later than 2 business days before the auction starts. The date of submission of the deposit is considered the day the bailiff's bank account is credited.
Along with the deposit, the bidder is obliged to provide in the IT system the data necessary to issue a decision on the award: PESEL number, identity document number, and a statement of whether they are married, and if so, whether the property is intended for joint or personal property, as well as to indicate whether they are bidding in their own name or as an agent of another person, and any other data if the need to provide them arises from the provisions of separate laws. If participation in the auction requires permission from a public authority or proof of authorization to act on behalf of another person - to submit copies of the required documents in electronic form within 3 days, no later than the day before the auction date.
For two weeks before the auction, the above-mentioned property can be viewed on weekdays from 09:00 to 15:00. The description and valuation protocol is also made available in the IT system.
The rights of third parties will not hinder the auction and the awarding of ownership to the buyer without reservations, if these persons do not submit proof before the auction starts that they have filed a lawsuit to release the property or items seized with it from enforcement and have obtained a judgment suspending enforcement.
Use, easements, and rights of a lifetime, if not disclosed in the land and mortgage register or by submitting a document to the document collection and not reported no later than three days before the auction starts, will not be taken into account in the further course of enforcement and will expire upon the finalization of the decision on the award of ownership.
