Of course, the worst wreck can be called potential and a chance for your own arrangement, while the fourth floor without an elevator is omitted...
So if you are looking for an exceptional apartment with potential for everything this is not the place. For this is an ordinary apartment in a block made of large slabs, of which there are thousands in Warsaw. Such a normal completely average but may please, a two-room apartment of 43m2 at Sucharskiego 10 on the Warsaw Jelonki estate. I have owned the apartment for years, and it has been in my family since the beginning, I grew up in it. It is hitting the market for the first time since 1975, as that was when this building was put into use as one of the first in the Jelonki northern estate. Legal status exemplary, which is separate ownership of the premises, a land and mortgage register set up, no encumbrances, one owner, which is me, full possibility of financing.
The apartment underwent renovation a year ago, it has never been rented. Furnished and equipped, ready to move in immediately. All the appliances visible in the photos are included in the price. You literally just need to turn on the fridge, start the TV (there's free cable) and sit on the couch...
New kitchen BlackRedWhite, in the living room new cabinets and sofa also from BRW. New Porta doors, soundproof upholstered front door. Meanwhile, the small room is kept in a vintage style, with a three-door wardrobe and a table with chairs restored from before the war! In the hallway, despite the fashionable turquoise, we managed to keep some of the flair from the 70s. I've decided to maintain the bathroom even though it doesn't look modern (renovation around 2007), but it has its charm and is preserved in great condition, it may appeal to the future buyer.
The floors are in very good condition, the windows are of course plastic, airtight. Naturally, the entire apartment has been repainted (Magnat and Flugger paints) and is clean. For just under 15000 per meter I consider this an incredibly fair apartment ready to move in right away.
The apartment's exposure is to the west (on Świetlików street) so it is very sunny. The loggia is narrow and long, the width of the living room. Not very practical for this reason, but it is enclosed with sliding glass which gives better thermal and acoustic comfort in the living room. The layout of the premises is classic meaning access to all rooms from the hall, without passing rooms. From the entrance to the apartment on the left living room, then kitchen, straight ahead the small room, right bathroom. Simple and logical layout. Floor 6/10, two elevators, the block is insulated and kept really clean by SM Jelonki. Small rent of 560zł including water and heating! Really low fees for Warsaw conditions! Solid so-called large slab which has recently been experiencing a renaissance because it has turned out to be a more durable construction than the developer's shortcomings of recent decades... The building is 50 years old and nothing's wrong with it. Clearly another 50 ahead of it or more. Think about what a developer's block will look like after so many years, if it even survives..
On top of that, the apartment also includes a storage room of 1.8m2 in the attic. On paper, this area does not impress, but in practice, the space is very high over 3m so with a little arrangement in shelves you can store a lot of everyday items upwards, bicycles, strollers.
In summary- (approximate areas) living room 15m2, second room 12m2, kitchen 6m2, bathroom 4m2, hallway 5m2 give a total of 41.43m2. Additionally, the storage unit 1.78m2 so we have a total usable area of the premises of 43.21m2 and this is what is written in the notarial deed.
Surroundings- what to elaborate on, just look at the map. To the Bemowo Ratusz metro three stops. All local infrastructure within a 3-minute walk distance. Close by Hala Wola 180m, primary school 150m between blocks without crossing the street, clinic 200m, park 400m, church 250m, buses and trams 300m- a total of several lines, everything within a few minutes on foot. Residents of the developer's estates beyond Lazurowa can only dream of this..
Apartment accessibility for people with disabilities is 100%. The approach by car is possible right at the door. Further completely flat to the elevators, of which there are two (practically impossible for both to break down at the same time). From the elevator, it is also flat to the apartment. The highest and only threshold is that from the apartment door;) A significant asset for mothers with strollers, people with physical disabilities, and all who realize that they will not be young and fit forever..
