After over ten years, we have decided to sell our apartment located in the Dobra Wola housing estate, on Jana Kazimierza Street in Warsaw. We put a great deal of work, time, and above all, heart into arranging this space. The first 9 photos in the listing come from a professional photo shoot done for the magazine "Moje Mieszkanie" several years ago. It is worth noting, however, that after we moved out in the winter of this year, the apartment was renovated and repainted – its current condition is shown in photos 10 to 17. About a year and a half ago, we replaced the bathroom fixtures and the sink, and during the renovation in spring 2025, we installed a new bathroom cabinet, changed the door handles, filled in wall imperfections, and repainted all walls white.

Since the renovation, no one has lived here, so the apartment is in excellent technical condition, refreshed and ready to move in without the need for any additional expenses.

What is and isn't visible in the photos? The apartment is a corner unit, and from each side, you can exit directly into the garden – which creates a unique feeling of space and comfort, comparable to living in a house. The ground floor consists of 86 m² of living space with an impressive and rare ceiling height of 4 m (2.2 m under the mezzanine), which enhances the sense of spaciousness and light. The layout includes a large living and dining room with kitchen, a hallway and storage, two separate bedrooms, and a bathroom equipped with both a bathtub and a spacious walk-in shower.

Above part of the ground floor is a mezzanine of 13.5 m², most of which has a glass floor. People up to 175 cm tall can move around comfortably on the mezzanine – taller persons will need to stoop.

The apartment is on the ground floor and features a private garden of 71.5 m² with two wooden terraces – a perfect place for relaxing, spending time with children, or hosting friends outdoors.

The bedrooms are equipped with pleated blinds, and all windows have electric external blinds operated by remote control. The flooring throughout the apartment consists of tiles.

An additional and rarely found amenity is access to a swimming pool and sauna, shared with other residents of the community – a rare comfort, especially in an urban setting. The parking space in the underground garage is not included in the apartment's price – it costs an additional 60,000 PLN.

The area is fully equipped with infrastructure: grocery stores (including Biedronka and Żabka), bakeries, cafés, restaurants, hair and beauty salons, medical centers, schools, kindergartens, and nurseries. The proximity to green areas such as Szymański Park and Sowiński Park is a big plus for those who enjoy an active lifestyle or relaxing outdoors.

P.S. On the floor plan (last photo), the removed wall is marked in red (it had been built unnecessarily). The WC space has been converted into a storage room. Apart from that, the plan reflects the actual ground floor layout.
