The following parameters and indicators for shaping development and land management are established: 1) maximum building area - 50% of the building plot area, 2) minimum biologically active area - 30% of the building plot area, 3) building intensity: a) maximum - 1.0, b) minimum - 0.05, 4) building height: a) maximum height of residential, mixed-use buildings: - 3 above-ground floors and no more than 11 m, taking into account item 2, - in areas 51-MNI, from 82-MNI to 84-MNI, 122-MNI, 123-MNI - 2 above-ground floors and no more than 9 m, b) maximum height of auxiliary, economic, garage buildings, shelters - 1 above-ground floor and no more than 6 m, 5) roof geometry: - single-pitched, gable or multi-pitched roofs with a slope of up to 45º and flat roofs, taking into account item 2, - in areas 51-MNI, from 82-MNI to 84-MNI, 122-MNI, 123-MNI - flat roofs. 3. For the areas referred to in paragraph 1, there are non-exceedable and binding building lines specified in chapter 3 § 42 paragraph 3 of the resolution. 4. For the areas referred to in paragraph 1, the following prohibitions apply: 1) location of liquid fuel stations, 2) location of functions related to servicing and repairing vehicles, regeneration and repair of car parts, car dealerships, 3) location of carpentry, stonemasonry, and locksmith workshops, 4) location of collective garages. 5. For the areas referred to in paragraph 1, the following requirements apply: 1) use of roofing materials: ceramic or concrete tiles, metal roofing, or other material imitating tiles, in the case of flat roofs, other materials are allowed, 2) use of roofing color: shades of brown, gray, black, red. 6. For the areas referred to in paragraph 1, the following is allowed: 1) location of auxiliary, economic, garage buildings, shelters in a quantity not exceeding 10% of the building plot area.
