- location of service development for providing services in the field of, among others, trade, hospitality, and gastronomy, other types of services not negatively affecting the environment and offices;
- allowance for the location of underground floors;
- allowance for the location of internal roads and surface parking lots, underground and above-ground garages: single and multi-storey;
- prohibition of locating commercial facilities with a sales area exceeding 2000 m2;
- location of development considering the technical infrastructure network and special regulations;
- building area - no more than 40% of the plot area;
- biologically active area - no less than 25% of the plot area;
- building height in area 8 U no more than 12.0 m;
- requirement for the location of a dominant feature in the area indicated on the plan drawing, with a height of 22.0-25.0 m above ground level and an area measured by the outline of the external walls not exceeding 400.0 m2;
- roof shape any;
- requirement for the location of parking spaces within the boundaries of the building plot, according to § 11 point 7-9;
- access for vehicles:
- to adjacent public roads, according to separate regulations, except for the road 1KD-G and the planned street outside the boundaries of the plan, Nowe Kotowo,
- for plots without direct access to public roads, via internal roads 2KDW, 3KDW, 7KDW;
- in area 8U requirement for the location of a green isolation strip, according to the plan drawing;
- allowance for the location of transformer stations embedded in buildings of other purposes, according to separate regulations, or free-standing, subject to point 21;
- in areas 6U, 7U, 8U prohibition of locating free-standing transformer stations from Glogowska Street;
- allowance for the location of signs:
- free-standing, with an area not exceeding 3.0 m2 and a height of the upper edge 6.0 m above ground level,
- on buildings, with a sign area not exceeding 10% of the area of each elevation,
- as masts with a height not exceeding 12.0 m above ground level;
- in areas 8U allowance for the location of mobile phone base stations situated on buildings with a height of no less than 12.0 m, provided that the height of the supporting structure does not exceed 8.0 m, and the height measured from ground level does not exceed 28.0 m;
- allowance for new building plots in areas: 8U - with an area not less than 600 m2 and a width not less than 16.0 m,
