6) residential buildings are covered with pitched roofs, for garages and utility buildings flat roofs are allowed; for buildings located along ul. Kapliczna, a ridge arrangement of the roof surface towards this street is required;
7) for residential buildings with a pitched roof, the maximum eaves height measured from the ground level to the underside of the eaves: 4.0 m;
8) residential buildings are to be built as free-standing;
9) when reconstructing or expanding existing residential buildings and when implementing new development along ul. Rozdroże, technical solutions eliminating the negative effects of the railway line's proximity, including exceeding permissible noise levels inside apartments, are required;
10) minimum area of a newly designated building plot per building: 800 m2
4. Determinations of the principles and conditions for merging and dividing properties:
1) minimum plot area: 800 m2;
2) minimum width of the plot front: 20.0 m;
3) the angle of the plot boundaries in relation to the road lane of ul. Rozdroże, ul. Kapliczna, ul. Owsiana, located outside the plan area, is contained in the range from 85 to 95.
5. Communication determinations:
1) servicing the area from: internal road D.W.1517.KDW, ul. Rozdroże, ul. Kapliczna, ul. Owsiana, located outside the plan area;
2) the number of parking spaces is determined based on the requirements set out in § 6 sec. 5.
6. Engineering determinations:
1) water, gas, electricity supply, and sewage disposal are to be implemented based on the infrastructure networks in the area D.W.1517.KDW or outside the plan area;
2) rainwater drainage into the storm sewer in the area D.W.1517.KDW or outside the plan area is allowed.
