Good morning. For sale is a building plot with an area of 878 m2. Information regarding the plot: - location: Mikołów, Słowicza 5 - KW 39726 - plot number: 884/17 - single-family development in accordance with the local spatial development plan – 140 MN This is the last undeveloped plot located at ul. Słowicza 5 (a dead-end street ending at the nature reserve Wzgórze Kamionka). The area where the property is located is outside the mining area (we have a letter from the District Mining Office). In the immediate vicinity, there is single-family development. Within 200-400 meters, there are dining points, a restaurant, a bakery, and a bus stop Mikołów Świerkowa, Mikołów Jamna. Very good communication – DK 81 – which provides access to the southern districts of Katowice, or the opposite direction – Wisła and Ustroń. The plot is fully fenced, located by a hardened road. There is a brick gazebo (with a basement) on the plot with a utility room. In the front part of the plot, there is only grass, while the back part has plantings – apple trees, walnuts. That's all the dry facts, now it's time for a bit of our story with the property. My wife and I have been the sole co-owners of the property for over 20 years. In the early 2000s, we decided to build a single-family house. All the documentation we have, of which fragments are published in the advertisement, will of course be passed on to you. After completing the maps for design purposes, making arrangements with utility suppliers, determining the mining-geological conditions for building a house, and having an individual house design prepared by the Designer – basically after obtaining everything necessary – it only remained to apply for a building permit. And at that moment, an advertisement appeared regarding the sale of a house for renovation, which we bought and have been living in ever since. However, we did not apply for a building permit for a house in Mikołów Kamionka. Since then, the plot has only served recreational purposes, with mandatory grass mowing :) The house designed for us was a response to our needs at that time. Two bedrooms, a living room, a dining room, a garage in the body – everything tailored to the narrow plot. Solutions adopted back then do not necessarily have to meet the current moment. Today, projects focus incomparably more on energy consumption and energy balance. The potential of the offered property allows for the construction of a modern facility on a relatively small plot area. Today, the width of the plot in the front part (below 16m) fully allows for the use of the provisions of the Building Law, specifically § 12 of the regulation of the Minister of Infrastructure of April 12, 2002, on the technical conditions that buildings and their location should meet. It allows for the construction of a building wall without windows and doors directly at the boundary of the building plot or at a distance less than specified in paragraph 1 point 2, but not less than 1.5 m, on a building plot with a width of 16 m or less. Thus, the width of the house can be even slightly over 11 meters. And that's quite a lot. The entrance from the south allows for such a positioning of the building that the roof structure will be created for the installation of photovoltaic infrastructure. Of course, the length of the plot also favors the placement of this infrastructure directly on the ground. Surely, many more advantages can be found, so there is no need to elaborate. The plot itself, surrounded by green areas – including the Starganiec reservoir, forest, and bike paths – allows for a range of activities. Excellent communication and proximity to Katowice enhance its attractiveness in terms of professional choices, educational infrastructure, medical, cultural, and cultural tourism.
