BUILDING PLOT ON THE EDGE OF THE VILLAGE
SULIKOWO, BARWICE MUNICIPALITY
We offer for sale plot no. 233/6 with an area of 2000m2, located in the village of Sulikowo, in the Barwice municipality.
The plot has a slight elevation, with self-seeding trees and shrubs.
Currently, the Barwice municipality does not have an adopted local spatial development plan for the area.
A decision on building conditions has been issued for the plot, allowing for the construction of a single-family residential building with an integrated garage along with the execution of construction facilities.
The decision established the building conditions (among others):
- the size of the building area for the single-family residential building - must not exceed 200m2;
- the area of biologically active surface must not be less than 40% of the area designated in the graphic part of the decision by boundary lines;
- the number of above-ground floors for the residential building - a maximum of 2, including usable attic;
- the width of the front elevation must not exceed 12.0 m (tolerance 20%);
- the height of the front elevation, measured from the ground level at the main entrance to the building, to the eaves of the roof, must be between 2.5m and 8.0m;
- the roof of the building should be designed as a gable roof with slopes between 35 degrees and 50 degrees;
- the height to the ridge of the roof must not exceed 9.0m;
- the use of concrete prefabricated fences is prohibited.
The decision established the rules for servicing in terms of technical infrastructure (among others):
- electricity supply - connection to the electricity network according to the conditions specified by the network operator;
- water supply - connection to the water supply network according to the conditions specified by the network operator;
- sewage disposal - connection to the sewage network according to the conditions specified by the network operator;
- heating supply - from an individual heat source based on fuels such as: gas, electricity, oil; alternatively - the use of a heating system utilizing renewable energy sources in the form of solar collectors, heat pumps, etc.; the use of high-efficiency solid fuel boilers using technology ensuring minimal gas and dust emission rates is allowed.
Soil classes: agricultural land RIVa, RV.
Before building the building, the plot is subject to the procedure of excluding land from agricultural production at the County Office.
Access via asphalt road.
