For three years we searched for a beautiful plot in the vicinity of Krakow where we wanted to build our dream home.
We set the bar very high.
On one hand, we wanted to be close to the city, the airport in Balice, and the highway, and on the other hand, we wanted peace and quiet to relax after work listening to the birds singing.
When we first saw a large, 23-are, fenced plot located in a clearing surrounded by a forest, accessible by a blind, asphalt, municipal road illuminated by streetlights with almost no traffic (maybe one car per hour), equipped with electricity, gas, water, sewage, and fiber optic internet in Nielepice, Zabierzow commune, we knew we had finally found our place on earth.
The fact that Nielepice is a winner of the provincial competition for one of the ten most beautiful places in Malopolska with picturesque walking trails in the Tenczyn Landscape Park and a well-known stud farm for Hucul horses convinced us to make the purchase decision. From the viewpoint on the rocks, you can admire the Krakow Valleys, the panorama of the Krzeszowice Trench, the monastery in Bielany, and in good weather, also the mountains.
In Nielepice, there is a primary school with preschool classes, a beautiful park with a fountain named after Rotmistrz Witold Pilecki, and within 15 minutes you can reach a golf course in Paczółtowice.
The price of the plot made us dizzy, but in hindsight and the comfort of living in this place, we know we made a good decision.
The wise saying that "quality is remembered longer than price" proved true.
The house was built according to our individual project, which we thought through in the smallest detail.
We started the construction of the shell in 2009, and the final finishing works along with the house acceptance took place in 2021.
We created a timeless, functional, yet warm and cozy home, where we closed our dreams of a happy family life.
The house was built with Porotherm bricks, insulated with 25 cm of mineral wool, has beautiful wooden windows, and additionally, 17 roof windows wonderfully illuminate the rooms on the upper floor.
The roof is covered with glazed ceramic tiles, and the chimneys were built with full clinker bricks by a master mason and are a work of art in themselves.
The house is heated with gas through a dual-function boiler from Viessmann, and additionally, in the living room, there is a fireplace from Brunner equipped with chamotte rings, which also serves as a tiled stove. It was designed and made by a stove maker with 40 years of experience and works wonderfully as an additional source of heat, creating a unique atmosphere for winter evenings and family holiday gatherings.
Next to the house, there is a woodshed with 10 m3 of seasoned beech wood and a gardener's house equipped with all necessary accessories.
The property is fenced and monitored by 10 cameras.
The fence gate is equipped with a drive from Hormann, controlled by a remote and smartphone app.
The paving stones, benches, and wrought iron table located at the front of the house were made to individual order.
The house is accessed by representative stairs and entrance doors from Hormann.
On the ground floor, there are:
- A living room with an open kitchen along with a dining area and relaxation zone with a usable area of 101.14 m2. The oak floor from Kahrs gives the rooms a unique atmosphere, and the intelligent lighting control from LCN allows for creating any lighting scenes. In every room of the house, there is a Compoint system from Russound for communication (e.g., you don't have to go to the room upstairs to call a child for dinner, just press a button in the kitchen, and the child will hear us in their room). The kitchen is equipped with two steam ovens from Electrolux, a dishwasher, an induction hob, and a Liebherr refrigerator with an additional zero-degree compartment and an automatic ice maker. The kitchen sink is equipped with a food waste disposer from InSinkErator.
- Two sliding windows lead us to a 55m2 covered terrace and garden. The terrace ceiling has Russound sound installed so that besides listening to the birds singing, you can also relax to your favorite music. The lawn in the garden is taken care of by a Husqvarna robot.
- A toilet with a usable area of 2.18 m2 with underfloor heating.
- An entrance hall with a usable area of 6.6 m2 with underfloor heating.
- A corridor leading to the utility area with a usable area of 7.93 m2 with underfloor heating.
- A dressing room with a usable area of 3.63 m2 with underfloor heating.
- A boiler room with a usable area of 2.54 m2 with underfloor heating.
- A pantry with a usable area of 6.03 m2 equipped with a cooling table, which is indispensable when we need to quickly cool and store larger quantities of dishes, e.g., during holidays. The pantry also has a large number of drawers and shelves for preserves and daily shopping.
- A garage with three car spaces with a usable area of 83.73 m2. Three garage doors from Hormann measuring 3 m x 2.25 m with drives from Hormann are operated by remote and smartphone app. The height of the garage doors allows for the entry of a car with a roof box, so you can comfortably pack for winter trips.
- Oak stairs with hand-forged railings decorated with glass icicles made to individual order in a glassworks lead us to the upper floor.
On the upper floor, there are the following rooms:
- A master bedroom with a dressing room and bathroom with underfloor heating with a total usable area of 34.91 m2. The bathroom ceiling has Russound sound installed so that to the sounds of favorite music, you can greet the day in the morning or relax during an evening bath.
- A bedroom with a usable area of 18.71 m2 with a huge sliding wardrobe and a bed measuring 2m x 2m, above which there is a roof window through which you can admire the stars in the sky before falling asleep.
- A bedroom with a usable area of 11.85 m2 also with a roof window placed above the bed.
- A bathroom with a usable area of 4.96 m2 with underfloor heating in the ceiling, which has Russound sound installed so that children or guests can relax to their favorite music during baths.
- A corridor with a usable area of 18.03 m2.
- A laundry room with a usable area of 4.4 m2 with underfloor heating equipped with a washing machine, sink with cabinet, and shelves and ladders.
- An attic above the garage with a total area of 83.73 m2 with 11 roof windows. Currently, there is an office adapted for remote work, a professional billiard table with a relaxation area, and a gym. When designing the house, we also anticipated the possibility of creating a separate apartment with a bathroom and kitchen or additional rooms, possibly a children's playroom or a cinema room. This room is very functional and can be arranged according to individual needs.
The potential of the green areas around the house allows for creating a garden with favorite plants, a swimming pool, a tennis court, or building a second house, as the plot is entirely buildable.
Due to the fact that life writes its own script not always as we planned, due to unexpected health problems, we decided to sell the property and realize plans that until recently seemed very distant.
We are selling the house with furnishings, without intermediaries, without commission.
