1) AREA - 0.77 ha
2) LAND USE
a) MN1, MW1 - SINGLE-FAMILY FREE-STANDING BUILDING, MULTI-FAMILY BUILDING CONTAINING UP TO 6 APARTMENTS;
5) RULES FOR SHAPING BUILDING AND LAND USE
a) building intensity - up to 0.9, including for floors that are not recessed from all sides below the level of the adjacent terrain at least halfway in light - up to 0.6; in the case of the implementation of a garage floor, partially located underground (in the slope), it is allowed to increase the building intensity by the value resulting from its implementation, with the stipulation that the total building intensity does not exceed 0.9; for calculations of building intensity, the area marked on the plan drawing as excluded from development - intended for development in the form of greenery is not taken into account;
b) building height and dimensions of objects: - height of buildings in the sense of § 6 of the regulation on the technical conditions that buildings and their location should meet:
i) for buildings with flat roofs - up to 10.5 m,
ii) for buildings with sloping roofs - up to 11.5 m,
technical - elements that according to § 6 of the above regulation are not included in the height of the building, such as rooms or structures covering the building over rooms not intended for human occupancy, may exceed the above heights by no more than 0.5m,

Item 2185 - the level of the ground at the lowest located entrance to the building or its part, located on the first above-ground floor of the building should not be located higher than 0.5 m above the level of the natural ground, - number of floors:
i) for buildings with flat roofs - up to 3 floors, which are not recessed from all sides below the level of the adjacent terrain at least halfway in light,
ii) for buildings with sloping roofs - up to 3 floors, which are not recessed from all sides below the level of the adjacent terrain at least halfway in light, including one floor in the attic,
- height of construction objects that are not buildings - any, with the stipulation of §8 sec. 1 point 5,
- width of the front elevation - up to 16 m, on plot no. 1290 it is allowed up to 21.5 m;
c) type of roof - flat, adaptation of existing sloping roofs is allowed;
d) color of buildings: shades of white, gray, beige or colors resulting from the use of traditional building materials (e.g. brick, stone, wood);
e) building lines - non-crossing building lines - according to the drawing of the plan;
f) in existing multi-family buildings, in order to meet the parking requirements referred to in § 10 sec. 1 point 4 letter b, it is allowed to locate a garage building with a height of up to 3 m, or up to 4.5 m in the case of a multi-level garage, directly at the border with the neighboring building plot, provided that it will adhere to the entire surface of its wall to the wall of the existing or projected garage on the neighboring plot;
g) building area - up to 0.25 of the area of the building plot, with the stipulation that for calculations, the area marked on the plan drawing as excluded from development - intended for development in the form of greenery is not taken into account;
h) biologically active area - min. 30% of the area of the building plot, with the stipulation that for calculations, the area marked on the plan drawing as excluded from development - intended for development in the form of greenery is not taken into account;
i) on existing plots, on which at the time of the entry into force of the plan the above have been exceeded, permissible dimensions of development, height, type of roof, building lines or intensity of land use, adaptation of existing development is allowed with a ban on its expansion or raising, causing further exceeding of permissible indicators or parameters; the above allowance does not apply to development erected without the required permits and agreements - in cases of legalizing construction violations, only development that meets the indicators and parameters specified in the plan can be considered compliant with the plan;
j) the realization of more than one single-family house or one multi-family building on one building plot is not allowed;
k) boards and advertising devices must meet the requirements specified in § 6 sec. 2.
6) CONDITIONS FOR DIVIDING PROPERTY, PARAMETERS OF BUILDING PLOTS
a) minimum area of newly designated building plots - 800 m2;
b) minimum width of the front of newly designated building plots - 17 m;
c) the realization of development on smaller building plots designated before the adoption of the plan is allowed;
d) the angle of the boundaries of newly designated building plots - perpendicular or parallel to the road lane, a tolerance of +/- 10° is allowed.
7) SPECIAL CONDITIONS FOR LAND USE

a) the area is included in the zone of height restrictions for construction objects established for the airport - the rules specified in § 8 sec. 1 point 5 apply.
8) RULES FOR INFRASTRUCTURE SERVICE

b) parking requirements according to § 10 sec. 1 point 4 and 5;
c) the area has restrictions on development and use resulting from the course of the high voltage line 110 kV - the provisions specified in § 10 sec. 2 apply;
d) other rules for infrastructure service according to § 10 sec. 2.
