Description

Anyone considering purchasing a farm should be aware of several factors. Look at green natural meadows instead of gray facades or agro-steppe, breathe fresh air instead of exhaust fumes, drink fresh spring water instead of contaminated tap water. Due to the lack of a successor, I am selling my mountain eco-natural farm. Dream location in the Natura 2000 area in the Kamienne Mountains (PLH 020038 and PLB 020010) on the Polish-Czech border. Location: south of the Wałbrzyskie Mountains and the Sowie Mountains, east of the Karkonosze and Janowickie Mountains - Sudetes / Poland, the total is 105.34 ha of land, of which 102.97 ha is grassland, 1.69 ha of forests, two building plots of 0.68 ha (0.5 ha + 0.18 ha), height difference of about 500 - 600 m. In front of the house are two eco-fish ponds 2 m deep, extensive fish farming, ponds supplied from own water sources, one after the other about 0.50 ha. The Natural Agricultural Farm is located in the hamlet of Dobromyśl, Kamienna Góra County, Lower Silesian Voivodeship / Poland.

For the need to implement agricultural-environmental and agricultural-environmental-climatic programs (PROW 2007-2013 & PROW 2014-2020), nature experts (botanist and ornithologist) prepared seven (7) environmental documentation for my Natural Agricultural Farm Dobromyśl. This includes three (3) habitat environmental assessments, three (3) ornithological environmental assessments, and one (1) entomological environmental assessment. Currently, there is new environmental documentation for the needs of the PS WPR 2023-2027.

Due to the lack of a farm successor, I am selling my natural mountain farm with agriculture (100% ownership) in a dream location in the Natura 2000 area in the Steine Mountains along the Polish-Czech border. Location: south of the Wałbrzyskie Mountains and the Sowie Mountains, east of the Karkonosze and Landshuter Kamm - Sudetes/Poland, with 105.34 ha of land, of which 102.97 ha is grassland, 1.69 ha of forest, two building plots of 0.68 ha (0.5 ha + 0.18 ha), various fruit trees and shrubs guarantee self-sufficiency.

Height difference about 500 - 600 m. Two eco-fish ponds in front of the house are extensively managed, supplied with their own water source, up to 2 m deep, one after the other together about 0.50 ha. The natural mountain farm is located in a hamlet Kindelsdorf (pl. Dobromyśl), Landeshut County (pl. Kamienna Góra), Lower Silesian District/Poland (pl. Dolny Slask/Polska).

In the hamlet of Kindelsdorf, there is no church, no cemetery, no telecommunications mast, no shop, but there are pastures, meadows, forests, and many springs and streams and still fish ponds.

A dream property with 3.55 ha of which 0.43 ha of forest is located in Grüsau (pl. Krzeszów) Landeshut County (pl. Kamienna Góra), Lower Silesian District/Poland (pl. Dolny Slask/Polska), plot number 445, is offered at the same price/m2 as the natural mountain farm if purchased together with it. This plot can be purchased separately for €/m2. Agricultural areas: grassland and forest (Ł, Ps, Ls, W) Class: IV -VI.

The renaturation of meadows, pastures, and arable land is a long-term process, it can take decades to achieve the desired goal. The natural sequestration of carbon in the soil plays an important role, providing an ecological effect for soil organisms and the resulting humus content is considered a large water reservoir, which in itself brings a life-reaction, which in turn can store more CO². Regenerative agriculture integrates ideas from ecological agriculture, permaculture, agroecology, agroforestry, and renaturation ecology. Regenerative agriculture is the gateway to true autonomy and quality.

Water retention has been formally established with 41.97 ha of permanent grassland (decision). Permanent grassland - all pastures (meadow land) have access to spring water, are partially protected by individual trees for livestock, under the upper limit of 100/ha for grassland according to EU regulations, intentionally maintained.

Through the trees and shrubs on the permanent grasslands, but also at the edges of the arable land or through tree islands in the arable land, micro-ecosystems and micro-habitats are created, as well as tree micro-habitats. The uniqueness of micro-ecosystems or micro-habitats and tree micro-habitats does not mean that they are isolated. On the contrary, they are usually an important part of the functioning of larger agricultural macro-ecosystems. Due to their heterogeneity, they are home to a large variety of beings, without which the most extensive ecosystems cannot function. In other words, the existence of many other beings depends on them. The advantage - a diversity of plants blooms and the enormous plant populations and the associated diversity of fauna are thus secured. Micro-ecosystems and macro-ecosystems are ways to understand an extensive network of relationships and exchanges between living beings and the elements of our planet. An ecosystem, regardless of its extent or permanence over time, is the complex protection of biodiversity. The higher the species diversity of grasses and herbs in the pastures and meadows, the higher the quality and aroma of the natural herb hay (A2 milk) but also of the meat of the fattening animals, which can be bred naturally, as was once normal. All mountain meadows (permanent grassland) with organic herb hay are mechanically managed, limited use of partial areas of about 15% is practiced every year. The corncrake is native and also apparently found when mowing. The diversity of meadow and pasture plants amounts to about 120 species, many of which are listed on the Red List - biodiversity in grassland is practiced here. For over 35 years, no artificial fertilizers and no glyphosate & Co have been applied or sprayed on the agricultural areas. In the Landeshut County/Lower Silesia, there are three natural reservoirs of deep water (deep groundwater), one in Grüssau and two in Merzdorf in the Giant Mountains, the importance does not need to be emphasized. Typical are the natural purity and a high age of several decades to millennia.

There are some year-round springs that could be commercially used, the spring water is slightly mineralized about 60 ppm, the tap water from the municipal water supply in the hamlet of Kindelsdorf comes from deep wells - about 180 ppm. So a spring water of the highest quality, which you cannot even buy in bottles everywhere - It is an unsaturated water that has the ability to detoxify the body and thus also the connective tissue by absorbing toxins.

The deep well of the previous water supply of the municipality of Landeshut in Neuen (pl. Krzeszówek) was closed in 2022 due to renovation work. So we now obtain tap water from the deep well in Grüssau (pl. Krzeszów), the mineral values in the water are now about 81 ppm.

Extensive dairy cattle farming (old breeds) with the genotype A 2-milk (original milk A2-protein milk) and/or extensive beef cattle breeding in a 3-year cycle (slaughter-ready) is recommended - the processing procedure of agricultural products as end products for conscious consumers (natural quality) must take place on-site. Dairy farming as well as beef cattle breeding must be certified not only with organic labels but also with hay milk (free of silo and industrial feed, free of legume feed, free of hybrid grain). The supply of drinking water is provided by the municipal water supply or through the water springs.

Cattle barn 750m2, 60m2, 100m2, 200m2; hay barn 500m2 burned down 40 years ago, hay barn 200m2; house 130m2 expandable to 200m2 - all buildings are in need of renovation.

Two (2) nearly new tractors (about 600 bh) 110 hp and 75 hp, nearly new agricultural machines and bale trailers are for sale.

The return makes the future owner happy and the operation is simultaneously future-proof. Courage for success for the future, because quality has always prevailed. With ecological economics (see Agenda 2030) under the condition of direct sales - fair trade, no intermediaries called parasites - who violate community values, allows, through economic sustainability regarding the purchase price of the farm with agriculture, a return of at least 6% net to be achieved, while EU premiums/subsidies are not taken into account.

The profits can be predicted from an analysis of the market, company, and competition. The capital value will progressively increase in the concept and through the unique location (natural monopolization) with the profitability of sustainability. A multi-generational farm with economic-qualitative potential creates jobs among each other, so that children do not have to move out in a rotation of generations - dreamy, isn't it?

Dear potential buyers and perhaps envious: “Life is not a goal. It is the journey. The way is the goal.” I hope you understand me. Best regards - the Nature Preserver, the owner, ...
