The subject of sale is a land property built with a hotel building and a small utility building, located in the town of Lagow (Swiebodzin County, Lubusz Voivodeship) at Boleslawa Chrobrego Street 15, marked with plot number 107, precinct 0005, for which the District Court in Swiebodzin maintains the land and mortgage register ZG1S/0000xxxxx/9.
The hotel building consists of several connected buildings of different heights:
- a single-story building without a basement with a terrace on the roof housing part of the dining room, a one-story building without a basement with a wooden structure attic,
- a two-story building partially basement with a wooden structure attic. The basement houses the boiler room, the ground floor has a dining facility and reception, while the upper floors have hotel rooms for 22 people, including 9 double rooms and two two-room apartments.
The building was erected at the turn of the 20th and 21st centuries using traditional technology, and its layout was assessed as favorable.
In 1997, a renovation of the building was carried out. Since 2010, due to flooding of the southern wing of the building, it has been unused, resulting in the devastation of the building's interiors. Due to a fire in 2022, the roof of the building was partially damaged.
The property for sale is located in the central part of Lagow, a well-known resort town situated by two lakes. Near the property is the Castle of the Knights Hospitaller and the Lagowski Landscape Park.
The area of the property is equipped with an electrical network, water supply, sewage, and gas.
The property will be sold to the person who submits the most favorable written purchase offer.
Offers can be submitted by registered mail or in person at the office of the trustee Tomasz Wierzcholowski, Sobieskiego Street 18, Zielona Gora, by August 28, 2025 (the date of receipt is decisive).
The offer should include:
1) the date of the offer;
2) the name and surname of the offeror (company name), their legal status, address (seat), and phone number;
3) the proposed purchase price formulated precisely (in figures and words) - the offered price cannot be lower than the starting price;
4) proof of deposit payment;
5) the bank account number to which the deposit should be returned;
6) the buyer's declarations regarding:
- the commitment to cover the costs associated with concluding the sale agreement of the assets subject to the auction,
- having read the auction regulations and accepting them without reservations,
- having familiarized themselves with the factual and legal state of the subject of sale and accepting them without reservations.
The offeror is obliged to pay by August 28, 2025, a deposit of 53,340 PLN to the bankruptcy estate account number 83 1020 5402 0000 0002 0497 9904. The obligation to pay the deposit is considered fulfilled only if the account is credited with the deposit amount by August 28, 2025 - under penalty of nullity of the offer submitted without the deposit payment.
The opening and consideration of offers will take place at a public meeting on August 29, 2025, at 12:00 at the District Court in Zielona Gora, V Economic Division, Słowiański Square 12, in room 103.
The trustee is not responsible for the condition and defects of the property, in particular, liability for warranty is excluded.
The sale is conducted in bankruptcy proceedings and has the effects of enforcement sale.
There is a possibility to inspect the property after prior arrangement of the date, as well as the possibility to familiarize oneself with the auction regulations, the property valuation report, and construction documentation.
