Description
Unique offer of a regional cottage!!! Google Street View/Google Maps - panorama 360 - Jalowka 48A, 16-124 Jalowka-Kolonia. The real estate agency AB Grand recommends a unique house in Podlasie, located in the village of Jalowka, which is situated in the Sokolski Hills - resembling a post-lake landscape, but without the lakes that no longer exist today. Jalowka is a Podlasie village, founded in the 18th century as a magnate farm, of which small remnants of the garden and a modest manor house of the Potocki, Rembielinski, and Baehr families have survived to this day. The village is located near the Bierwichy stream, among fields, meadows, and forests, with interesting views of the pastoral terrain, characteristic of the Polish Borderlands, where time flows slowly and peacefully. The area is scattered with numerous forests and groves, rich in forest fruits and mushrooms. The land is excellent for hiking and cycling. The rectangular plot is fenced with a characteristic wooden fence (ranch type), while the front side has a typical rural fence made of wooden palings. On the property, there is a charming relaxation area with a table and benches, surrounded and covered by the crown of an apple tree and lush vines. Near the house is a traditional well for drawing water, and at the end of the plot, there are solid concrete pillars of a barn, with the possibility of roofing them and converting them into a utility building, garage, workshop, etc. The offered plot is adjacent to a municipal plot with a pond (currently neglected), which can be purchased from the Sidra Commune and developed for personal needs. We offer for sale a unique object, an example of folk architecture, representative of Podlasie (the so-called "Podlasie cottage"), which is an element of the style of the western parts of the Borderlands of the Republic of Poland, with a characteristic layout of rooms and decorations on the external facade. Restored and adapted to modern standards, the rural house is a model of a unique architectural trend, known in ethnographic literature as the "Bielsko-Hajnowska farmstead". Such objects were built in the shape of an elongated residential-economic building, typical for the eastern regions of Podlasie. A general characteristic of the elongated Bielsko-Hajnowska farmstead is its disproportionate length in relation to its width, uniting the residential part with the economic part into one whole. The residential part of such a farmstead (Podlasie cottage) was usually planned in the form of a so-called "trojak" or "czworak" (differing in the number and arrangement of rooms). We offer for sale a Podlasie cottage of the "trojak" type, consisting of a main room, a chamber (bedroom annex, separated from the main room), a pantry (previously serving as a kitchen), and a hall (currently there is a kitchenette), which is connected to the economic part, which originally served as a barn or stable, and today serves a recreational function. The individual rooms of the residential part of such a cottage were most often separated by a wall stove (or wooden wall), the main kitchen-heating stove, or both. This model of house is often showcased in album publications due to its recognized aesthetic values, which in a sense also reflect the meanders of history and the nuances of the cultural identity of the Podlasie people. In the house presented here, this model has been preserved, although only part of the traditional stove currently serves a heating function (an aesthetic stove has been placed in the main room to heat the room and the separated alcove). However, the house has retained its traditional "trojak" layout, where the residential part is extended by the economic room (currently a banquet hall), with an internal passage to the residential part. The original layout of the house, although preserved during modernization, has been changed for practical reasons, especially the pantry, which was originally a kitchen, has been divided - a larger part has been converted into a bedroom with a traditional stove, and a smaller part into a modern bathroom with a toilet. The hall now serves as an entrance hall, kitchen, and communication corridor to the other parts of the house. A large, spacious economic room has been rebuilt, renovated, insulated, and converted into a banquet hall, with stairs leading to the mezzanine and from there to the attic, which can be used as an additional bedroom for guests. Another characteristic feature of the offered "Podlasie cottage" for sale is the fanciful external decoration of the house, called "laubzeg" decoration. It creates a harmonious composition with the shutters, giving the building a unique Podlasie style, easily recognizable against the architecture of other regions of the country. The decorative details, cut into the boards, are in the shape of fanciful geometric-plant ornamentation with zoomorphic elements (especially characteristic is the symmetrical arrangement of two birds in the peak above the window). A traditional decorative element of the house is also the corners, to which vertically arranged boards have been attached, divided into three decorative fields, in which decorations in the shape of geometric motifs have been incorporated. The shutters are made of boards with a typical panel arrangement, i.e., boards thinner than the frame, of which two are arranged vertically and two horizontally. The entire building has been completely renovated, restored, and modernized. The roof (originally covered with asbestos) has been replaced with an aesthetic, harmonizing with the style and color of the house metal tile, the chimney has been recreated with new materials, the walls have been insulated with mineral wool and polystyrene, the internal and external facades have been made with new cladding, the electrical installation has been completely replaced, water has been brought from the municipal network, and a large septic tank has been built. New windows, internal and external doors have been installed, but with the preservation of the traditional rural style. The flooring and ceilings have been replaced. The original architectural layout of the "Podlasie cottage", the structure of some walls, beams, and the heating-chimney system have been preserved. All preserved and recreated elements, with details typical for Podlasie along with the external decoration, give this building a certain charm and evoke an irresistible sense of uniqueness and extraordinary nature. The entire structure, along with its surroundings, creates a completely different world, unmatched in other regions of Poland. We invite you to Podlasie.
