Interior design; two architectural offices: Kolorplus - Magdalena Szkarłat from Sopot. A two-storey house, without a basement, with a flat roof, area of approx. 460m2 (a separate apartment with a separate entrance from the outside, area of approx. 50m2, but also with a passage inside the building - intended as a servant's room or an apartment for guests, parents. Ground floor: living area, semi-open kitchen, study, pantry, laundry-drying room, technical rooms, garage, independent apartment. First floor: 3 bedrooms, 2 bathrooms, office. TECHNOLOGIES Material used for building walls - ceramic brick, ecological Hadykówka. Elevation - mineral wool insulation, natural sandstone stone, upper floors so-called "light wet" covered and painted with STO paints, additionally soffits and part of the elevation made of wood-like material HPL Abet Laminati with a 30-year warranty. Roof in "inverted roof" technology covered with cobblestones, electrically heated rainwater drains. Windows and southern elevation - PONZIO aluminum system, energy-saving glass, additionally the entire ground floor and windows by the terraces and balconies in the anti-burglary system (P2 and P4 respectively), thanks to which there are no bars in the entire house. Southern elevation and part of the eastern elevation - external blinds - electric with an automatic winding system in the event of strong wind. Prepared approach to lead out the awning/pergola in the south-western part of the house (apartment). Alarm system (each of the windows and doors - opening connectors and impact sensors - thanks to which people and animals can move freely in most rooms even when the alarm is armed), some rooms additionally motion and presence sensors). CMA monitoring and intervention group (separated for safety reasons). External cameras "seeing" the entire surroundings of the house, access to cameras and access management via the Internet and a recorder with a hard drive. Smoke detectors included in the system in all rooms, in the "boiler room" rooms flood detectors in the event of a failure with notification. Alarm system divided into two independent circuits: home and servants'/guest room. Wiring and electrical cabinet adapted to the needs of the so-called smart home, partially implemented system with the possibility of individual expansion and adaptation to the needs of the owner. LAN and WiFi network in all bedrooms, kitchen and TV area. Internet - individual optical fiber - transfer 1 GB. Home heating - NIBE heat pump with compressor, four vertical boreholes (so-called lower source) each about 100m. 300 l hot water tank. There is a possibility of connecting solar panels. Water floor heating distributed throughout the house. Additionally, in the bathrooms, water-electric radiators and individual electric floor heating. The entire system is very efficient. Floors on the ground floor and bathrooms ceramic tiles Villeroy and Boch. Floor of the house wooden, three-layer board floor, oiled oak glued to the screed (of course adapted for underfloor heating). Mechanical ventilation with heat recovery, ventilation unit with filters in the garage. Fireplace with an open hearth Focus with an additional mechanical extractor placed on the roof to facilitate the lighting process and prevent smoke "backflow" in unfavorable weather conditions. Fresh air supply near the fireplace required by safety regulations. Sanitary ceramics throughout the house - Villeroy and Boch. Kitchen furniture - made to individual order. Finish MDF varnished and partially stained oak veneer. Pantry next to the kitchen - melamine board. In the kitchen: a large work island - induction hob with additional water connection and a seating area for 3 people, made of natural stone - flamed granite. The same material (granite) is also used in the bathrooms and in the TV area as a shelf for equipment and the ceiling of the TV area. In addition to the island, granite worktops, lacquered MDF cabinets with Blum fittings, lacobel above the worktops, built-in: fridge, dishwasher, steam oven (second fridge in the pantry). Seat for guests and TV on the wall. Living room: Separated - with a wooden platform and furniture - TV and audio area - with the possibility of hanging a TV up to 70-80 inches, home cinema cables led to the ceiling, additional audio speakers in the kitchen area. Next to the fireplace, a seating area with a leather seat built into the wall, a sofa and separate lighting. The living room also has a large oak table - veneer (max 10 people). Exit to the terrace with a seating area in the passage between the kitchen and the living room. On the south side, next to the living room (with the possibility of separating it with a glass wall - steel tregra prepared for mounting the guides of the glass wall), orangery with tall plants, automatic watering of plants. Water wall with a water tank in a closed circuit (a pump that feeds water to the tank in the wall with an outlet about 1m wide and placed at a height of about 2m). Possibility of installing a sauna in one of the rooms on the first floor. GARDEN Individual garden design made by very experienced landscape architect Irena Olecka - the entire garden automatic irrigation with individual water intake, thanks to which the cost of watering the garden is not a problem. Lighting system distributed (cables) throughout the entire garden. Water is also additionally distributed to the so-called water wall on the eastern side (by the kitchen terrace). In addition to a large number of ornamental plants, there are many plants that are a source of food for birds in winter and shrubs: raspberries, currants, blackberries, blueberries. Roads on the entire area and driveways around the house made of 100-year-old basalt cubes on a granite base. Terrace around the house - exotic, oiled wood. On the north side, a free-standing technical room with a central garden irrigation system. A room for wood for the fireplace. Electric cables run from the house to this room with the possibility of installing a generator to power the entire property. RESIDENTIAL ESTATE The entire area is almost 13.5 ha, of which the “community” areas - i.e. private plots + internal roads - are approx. 7.2 ha, while the commune (mainly plots with old trees) owns 6.5 ha. A notarial agreement with the commune allows for fencing and separation of the entire area in exchange for care for green areas. The house “belongs” to 4.45% of the obligations to maintain the common greenery. The area is looked after by gardeners. At the entrance to the estate, there is a guardhouse with monitoring. This is a place for people who value peace, privacy and green surroundings, without giving up access to the developed urban infrastructure. LOCATION There are numerous walking and cycling routes nearby, which allow for active outdoor recreation, as well as the "Morysin" Nature Reserve and the forests of the Kampinos National Park - just a few minutes' drive away. Comfort of everyday life Despite the intimate nature of the location, the residents of Srebrzysta Aleja have access to all amenities. Within a few minutes' drive there are: Schools and kindergartens - both public and private educational institutions in nearby Ożarów Mazowiecki, Płochocin and Pruszków; Local shops and services - in the immediate vicinity there are grocery stores, service points, pharmacies and smaller shopping centers; Shopping centers and entertainment - within a 15-minute drive there are larger shopping facilities, including Factory Ursus, Galeria Nowa Stacja in Pruszków and numerous restaurants and gyms; Communication - convenient access to Warsaw thanks to the S8 route and the A2 motorway. The PKP Płochocin train station is also nearby, from where you can get to the center of the capital in about 25 minutes. It is also a good alternative for those who are considering buying a house on the western outskirts of Warsaw and expect more space, contact with nature and a quiet neighborhood.
