I have for sale an Industrial-Service plot with an area of 1.8ha.
The plot is located between the towns of Kobierzyce and Wierzbice, 300m from the main S8 road near Leoni Kabel plants.
The plot in the Wierzbice area is located in the area designated on the local plan drawing marked with the symbol 1.2P /U.
1. Basic purpose:
1) Production - this means facilities and equipment related to manufacturing, storage, and warehousing (including wholesale trade), processing of raw materials and materials, carried out in a way that does not threaten the natural environment and the health and life of people, not causing negative impact (excessive pollution and environmental disturbances and neighborhood conflicts).
2) Services - this means the functions of areas and facilities: trade, gastronomy and crafts, culture and entertainment, hotels and motels, financial, insurance, social, economic, and political institutions, design units, mass communication and connection means, and others, which the above groups do not directly or indirectly concern, but have a service character, servicing disposal centers provided that they do not cause negative impact (excessive pollution and environmental disturbances and neighborhood conflicts) with other functions.
3) Permissible purpose:
a) Transport and logistics service bases.
b) Retail and wholesale trade.
c) Networks and technical infrastructure devices, including telecommunication masts and antenna towers.
d) Internal roads, parking lots, advertising media.
3. Principles of protection and shaping spatial order:
a) Any roof forms are allowed.
b) The height of the building may exceed 14m, counting from the natural ground surface to the highest structural element of the roof.
c) The height of engineering objects (masts, chimneys, etc.) may not exceed 50m.
4. Protection of cultural heritage and monuments and contemporary cultural goods: Conditions of archaeological conservation protection apply as specified below.
5. Parameters and indicators for shaping development and land management:
1) Uncrossable building lines are established according to the markings on the plan drawing at distances:
a) 20m from the boundary line of national road No. 8 3 KDGP 2/2. 20m from the boundary line of the existing section of provincial road No. 346 5 KDG 1/2 (KDZ 1/2).
b) 20m from the boundary line of national road No. 8 3 KDGP 2/2.
c) 20m from the boundary line of the designed section of bypass provincial road No. 364 4 KDG 1/2.
2) It is established to maintain an undeveloped strip of 4m width from the boundaries of drainage ditches - this strip is necessary for maintenance work.
3) Building lines do not apply to located within the boundaries of supervision facilities (porters), entrance gates, etc.
4) In places where no building lines are marked, distances from property boundaries should be determined based on separate regulations.
5) The building area may not exceed 65% of the land area.
6) Biologically active area - not less than 25% of the plot area or area designated for investment.
7) The introduction of solid fences and fences made of concrete prefabricates is prohibited.
8) The development should provide for the planting of high greenery along the boundaries of designated investment areas.
6. Detailed rules and conditions for merging and dividing real estate:
1) The division of the area into separate plots intended for production or service purposes is allowed, maintaining a minimum area of the separated plots of 2500m2.
2) It is allowed to reduce the minimum area of newly separated plots by no more than 10% of the values indicated in the plan.
