3) minimum biologically active area index [%]: 10;
4) the maximum area of buildings and hardened surfaces should not exceed 90% of the plot area, with the biologically active area primarily located in parts of the plot adjacent to areas with different purposes, except for area AG/6, for which, due to existing investments, 100% is allowed;
5) the minimum biologically active area should not be less than 15% of the plot area, except for area AG/6, for which, due to existing investments, 0% is allowed;
6) the height of reconstructed and new production, production-service, and warehouse facilities should be adapted to technical and technological requirements but cannot exceed 45 m from the ground level to the highest element of the roof, excluding areas AG/10, AG/11, and AG/12, for which a limit of 10 m applies;
7) the maximum height of a service building (if realized as a separate building) cannot exceed 45 m from the ground level to the ridge of the roof, excluding areas AG/10, AG/11, and AG/12, for which a limit of 10 m applies;
8) minimum plot area [m2]: 2000;
9) roofs of production, production-service, and warehouse facilities should be adapted to technical and technological requirements, single-pitched roofs, including flat and gable roofs, are allowed;
10) the location of buildings is allowed at a distance of 1.5 m from the plot boundary or at the plot boundary, in accordance with separate regulations.3.
3. The location of utility buildings and garages is allowed under the following conditions:1) maximum building height [m]: 6.0,
2) roof geometry: single-pitched, double-pitched,
3) roof slope angle: up to 45°.
4. Uncrossable building lines should be adopted according to the plan drawing and assuming that for areas without graphic designations of building lines, distances from the boundaries of building plots and demarcation lines should be applied in accordance with separate regulations, as specified on the plan drawing building lines at a distance:
1) 40 m from the outer edge of the roadway of class S;
2) 8 m from the demarcation lines of class KDZ road;
3) 20 m from the boundary of function KK;
4) 10 m from the boundary of function WS;
5) 20 m from the boundary of function ZL;
6) 6 m from the demarcation lines of class D road.5.
5. For AG areas adjacent to residential function areas, a requirement is established to maintain a strip of at least 10m planted with multi-level greenery from the boundary line of the residential function.6. Due to the lack of anticipated negative impacts beyond the boundaries of areas marked with the AG symbol, the demarcation lines for the permissible location of photovoltaic installations are established as identical to the boundary of the protective zone related to restrictions in building and land use.
