The following parameters and indicators for shaping development and land management are defined: 1) for detached development, the following parameters apply: a) for single-storey residential buildings: - pitched roofs with a slope angle of 20-30 or arched or flat, - maximum building height – 8m, b) for two-storey residential buildings with the second storey in the attic: - pitched roofs with a slope angle of 35-50 or arched, - maximum building height – 10m, c) for two-storey residential buildings with a full second storey: - pitched roofs with a slope angle of 15-25 or 35-45 or arched or flat, - maximum building height – 12m, d) maximum net building area is: 0.30, e) minimum building intensity is: 0.01, f) maximum building intensity is: 0.50, g) minimum biologically active area is: 0.50 h) minimum area per residential unit: 250m², 2) for twin development, the following parameters apply: a) for single-storey residential buildings: - pitched roofs with a slope angle of 20-30 or arched or flat, - maximum building height – 8m, b) for two-storey residential buildings with the second storey in the attic: - pitched roofs with a slope angle of 35-50 or arched, - maximum building height – 10m, c) for two-storey residential buildings with a full second storey: - pitched roofs with a slope angle of 15-25 or 35-45 or arched or flat, - maximum building height – 12m, d) maximum net building area is: 0.40, e) maximum building intensity is: 0.65, f) minimum building intensity is: 0.01, g) minimum biologically active area is: 0.50; 3) for economic and garage buildings and other buildings, the maximum height: - 6m with a slope angle of 15-25, - 8m with a slope angle of 35-45, 4) minimum area per residential unit: 250m², 5) minimum area of a newly designated building plot: a) for detached development: 700 m², b) for twin development: 350 m², c) for technical infrastructure and arranged greenery: 4m². 3. The following rules for merging and dividing properties are established: 1) for detached development: a) minimum width of the plot front is 20 m, b) minimum plot area is 700 m², 2) for twin development: a) minimum width of the plot front is 12 m, b) minimum plot area is 350 m², 3) for technical infrastructure and arranged greenery: a) minimum width of the plot front is 1 m, b) minimum plot area is 4 m², 4) the division of properties designated for development must be preceded by the division of necessary access roads. 4. The following rules for modernization, expansion, and construction of communication systems and technical infrastructure are established: 1) access to the areas will be from public and internal roads adjacent to the areas designated for primary purpose, 2) the following number of parking spaces must be provided (including parking spaces in garages): a) 2 spaces for one apartment, b) 1 space for every started 25 m² of usable area of services located on the plot designated for residential development, but not less than 2 parking spaces, 3) equipping with technical infrastructure will be done under the conditions specified in This offer is exclusively at JOT-BE Real Estate.
