announces an auction for the sale of a plot located

in the Pawlowice area of the city of Wroclaw

Property designation: 51/3 AM – 9 Pawlowice, Wroclaw, area 1480 m2

Location of the property: the plot is located in the Pawlowice estate, which is on the outskirts of Wroclaw and borders the municipality of Wisznia Mala to the north and the municipality of Dlugoleka to the south-west, and the Zakrzow estate to the east.

Access to the plot: from the city of Wroclaw - via Pawlowicka Street and then a dirt road about 300 m, unpaved. Nearby is railway line no. 326 Wroclaw – Trzebnica with a stop at Starodębowa Street (about 500 m) and an MPK bus stop.

Surroundings of the plot: forest, numerous green areas, the University of Natural Sciences center, the Dobra River, and single-family residential buildings. Driving by car to CH Korona takes about 15 minutes.

Description of the property: The area where the plot is located has been used for agricultural purposes so far. The plot is flat with no visible obstacles to construction.

Technical infrastructure: Plot 51/3 AM – 9 has a slightly irregular shape, borders a dirt road, a ditch, and residential areas. The plot is undeveloped and unserviced, with a water supply network and electricity nearby, as well as planned fiber optics. Nearby, on plot no. 52/7, there is a gas network. Until the area is serviced by the sanitary sewer network, the accumulation of sewage in non-draining tanks is permitted.

Purpose: according to the current spatial development plan (resolution of the Wroclaw City Council no. XXXII/738/12 of October 18, 2012, published in the Official Journal of the Lower Silesian Voivodeship in 2012, item 4253 of November 26, 2012): plot 51/3 AM-9 is designated for service development, marked in the local spatial development plan as 4U; according to the text of the plan in §19.1 for the area 4U, the purpose is: medical clinics, medical workshops, small retail trade A, gastronomy, squares, playgrounds, technical infrastructure facilities, road infrastructure. The area in question is subject to regulations regarding the shape of the buildings and land development: the usable area of small retail trade A cannot exceed 200 m2, the share of the built-up area in the building plot cannot exceed 50%, the value of the building intensity index cannot exceed 1.5, and the area of biologically active land must constitute at least 15% of the plot area.

Starting net price: 490,000 PLN

The auction will take place at the University of Natural Sciences in Wroclaw - main building ul. Norwida 25, room no. 116 on the first floor on September 9, 2025, at 9:00 AM.
