Designates areas for services, production facilities, warehouses, and storage 1UP, 2UP, 3UP, 4UP, 5UP, 6UP, 7UP, 8UP, 9UP, and 10UP. 2. For the areas referred to in paragraph 1, it is established: 1) primary purpose: services, production facilities, warehouses, and storage; 2) accompanying purpose: construction devices, garages, utility buildings, arranged greenery, parking; 3) permissible purpose: internal roads. 3. Environmental, nature, and cultural landscape protection rules: 1) provisions regarding environmental, nature, and cultural landscape protection according to § 8; 2) protection of the chapel with a designated area on the 3UP area is established. 4. Rules for protecting and shaping spatial order, shaping development, and land development indicators: 1) considering the provisions of § 7 point 1, unexceedable building lines according to the plan drawing; 2) on the building plot: a) service buildings are established, b) the location of utility buildings and garages as free-standing, built-in, or added is established; 3) the following building and land development indicators for the building plot apply: a) minimum biologically active area: 30%, b) minimum building intensity: 0.01, c) maximum building intensity: 1.6 for all floors, d) maximum building height 14 m, including: - 14 m for service buildings, - 6 m for utility buildings or free-standing or added garages, e) color of building facades and roof coverings – according to § 7 point 4, f) angle of inclination of the main roof slopes: up to 42º; dormers and roof windows are allowed, g) for plot fences, the provisions of § 7 point 2 apply, h) for small architecture objects, the provisions of § 7 point 5 apply, i) for situating signs and advertising devices, the provisions of § 7 point 3 apply; 4) it is required to implement parking spaces and the manner of their implementation according to the minimum indicator specified in § 12 paragraph 3. 5. Detailed rules and conditions for merging and dividing properties covered by the plan, parameters of obtained plots: 1) minimum plot area – 2000 m2; 2) minimum width of the plot front – 20 m; 3) angle of the plot boundaries in relation to the road strip in the range of 60o - 120o; 4) the rules established in points 1 and 2 do not apply to plots designated for technical infrastructure objects or internal roads. 6. Special conditions for land development and restrictions on their use, including a ban on development: 1) on the 1UP area, a drainage ditch indicated for change of course, reconstruction, and a drainage ditch for sewerage; 2) on the 1UP, 2UP, 3UP areas, a sewered drainage ditch; 3) the provisions of § 10 point 4, point 6, and point 8 apply; 4) on the 5UP, 6UP, 7UP, 8UP, 9UP, and 10UP areas, the provisions of § 10 point 7 apply. 7. Rules for modernization, expansion, and construction of the communication system: 1) communication service accordingly from the roads: a) area 1UP from 2KDL, 2KDD, b) area 2UP from the adjacent area of the plan ul. Warszawska, road 2KDL, road 6KDL (partially built in the delineation lines of the KDS road) and road 2KDD, c) area 3UP from the adjacent area of the plan ul. Warszawska, from road 7KDL (partially built in the delineation lines of the KDS road) and road 8 KDL, d) area 4UP from road 6KDL (partially built in the delineation lines of the KDS road), from road 2KDL and 3KDL, e) area 5UP from road 7KDL (partially built in the delineation lines of the KDS road), road 8KDL and 9KDL, f) area 6UP from road 6KDL (partially built in the delineation lines of the KDS road), from road 3KDL and 4KDL, g) area 7UP from road 7KDL (partially built in the delineation lines of the KDS road), from road 9KDL and 10KDL, h) area 8UP from 1KDL, 4KDL, 5KDL, from road 6 KDL (partially built in the delineation lines of the KDS road) and from ul. Batalionow Chlopskich, 10KDL and 2KDW; 2) additional internal roads of minimum width are allowed; 3) fire roads to buildings and construction objects using the complementary system of internal roads not designated on the plan drawing should be determined in construction projects in the manner provided for in separate regulations. 8. The provisions regarding the servicing of the area in technical infrastructure apply accordingly according to § 11. 9. The manner and timing of temporary development, arrangement, and use of the areas: 1) until the realization of the intended purpose of the area, the existing manner of development and use of the area is allowed; 2) reconstruction, expansion, renovation, superstructure, adaptation to current technical requirements, and introducing technical devices improving the conditions of residential building use, changing the color of facades and changes in the structure and roofing of existing buildings are allowed, considering the provisions in paragraph 4; 3) until the realization of road 1KDL, on the 8UP area between the unexceedable building line and the delineation line of this road, the following are allowed: temporary parking spaces, low arranged greenery, technical infrastructure networks. 10. Percentage rates that form the basis for determining the fee referred to in Article 36 paragraph 4 of the Act on Planning and Spatial Development are set at 10%.
