- form of development: detached;
- maximum building area (for the building plot): 25%;
- maximum intensity of development (for the building plot): 0.75, including for above-ground floors 0.5;
- minimum percentage of biologically active area (for the building plot): 50%;
- maximum number of above-ground floors:
a) for residential buildings: 2, including the attic,
b) for utility and garage buildings: 1;
- 1 underground floor is allowed;
- maximum building height:
a) for residential buildings: 9m,
b) for utility and garage buildings: 6m;
- geometry of the main roof slopes:
a) for the main roof slopes: symmetrical gable roof, including intersecting ridges, with an angle of inclination of 35-45 degrees,
b) in detached utility buildings, with a building area of up to 35m², symmetrical gable roofs with an angle of inclination below 35 degrees are allowed. Flat roofs are not allowed,
c) hip roofs are allowed.
- residential buildings should be located with the ridge parallel or perpendicular to the building line designated on the plan;
- utility buildings should be located at the back of the plot.
