The area includes a complex of plots with a total area of 1.0885 ha.

The plots are located in an area covered by the local plan "RESOLUTION NO. XXVII / 311 / 08 OF THE CITY COUNCIL IN KONSTANTYNOW LODZKI dated September 18, 2008".

Detailed provisions of the plan (below 19.MN/MW – for 17 and 21 are identical):

§ 38. The area marked with the symbol 19. MN/MW

1. The plan establishes the primary purpose of the area 19. MN/MW:

1) single-family residential development in the form of detached or semi-detached houses,

2) and/or multi-family residential development with accompanying facilities and devices,

2. The plan establishes the supplementary purpose of the area 19. MN/MW - non-intrusive services that do not disrupt the residential function of the area,

3. In the area referred to in paragraph 1, the plan establishes the following development rules:

1) in the case of single-family residential development in the form of detached and semi-detached houses, only one residential building may be located on one plot,

2) the possibility of locating one utility building and one garage building, in a detached form - accompanying single-family residential development - with a height not exceeding 6.0 m,

3) in single-family residential buildings, part of the rooms may be designated for non-intrusive services in accordance with building law regulations,

4) in multi-family residential buildings, the ground floor facing the street 13.KDD may be designated for non-intrusive service premises.

4. The following building design rules apply to the area:

1) the maximum height of residential buildings:

a) single-family - two stories, with the second story being a usable attic, the ground floor elevation a maximum of 50 cm above the ground, the total height of the building a maximum of 12.0 m,

b) multi-family - three stories, with the third story being a usable attic, the ground floor elevation a maximum of 50 cm above the ground, the total height of the building a maximum of 12.0 m,

2) the intensity index of development for:

a) detached and semi-detached single-family development up to 0.3,

b) multi-family development up to 2.0,

3) parking lots and garages for all newly constructed buildings should be located on the property where the building will be erected according to the minimum index established in § 19, paragraph 8,

4) newly created plots for residential development should have an area of no less than 1,000 m²,

5) the front of the plot created as a result of secondary divisions should be no less than 20.0 m,

6) the maximum percentage of built-up area for each plot may not exceed 30% of the plot area,

7) the minimum distances of the building line from the boundary lines of roads marked with symbols 11.KDD, 13.KDD, and 14.KDD are - 5.0 m,

8) the obligation to adapt the architecture of buildings to the surrounding landscape through careful design, the use of two- and multi-pitched roofs, with a roof slope angle in the range of 10º-45º, and the use of traditional finishing materials,

9) the prohibition of using siding as a finishing material for facades,

10) the applicable color scheme for residential buildings:

a) roofs should be covered with tiles or other materials imitating tiles, in shades from dark red to reddish-brown,

b) the facades of buildings should have pastel colors.

5. For the area referred to in paragraph 1, the following environmental protection requirements apply:

1) the prohibition of locating new services and intrusive activities,

2) the biologically active area of the plots may not be less than:

a) 60% of their area for single-family development,

b) 40% of their area for multi-family development.

In the access roads, ul. Sasankowa and Akacjowa, there are connections:

- water

- energy

- gas

The asking price for all plots is 2,700,000 PLN gross.
