Prohibition of location: - farm buildings, - terraced, semi-detached buildings, - multi-family buildings, - objects related to agricultural and forestry production, - separate storage buildings and open storage yards, - temporary construction objects, except for construction site facilities, - radio communication tower devices, - free-standing production and craft objects. 4. Rules for building and land development: - the built-up area cannot exceed 20% of the building plot, - the size of newly designated building plots cannot be less than 700 m2, - the height of residential buildings cannot exceed 7.5 meters (does not apply to service facilities for public purposes), - the use of plastic finishing materials such as siding, corrugated metal, and trapezoidal sheets is not allowed. 5. The form of free-standing non-residential buildings should meet the following requirements: - height cannot exceed 5 meters (does not apply to service facilities for public purposes), - the color of finishing materials must harmonize with the color of other buildings located on the plot. 6. The following architectural form shaping rules for buildings located in ML1 areas are established: - building location: in areas with existing development, buildings should be located in a way that does not violate the specific features and spatial arrangements characteristic of the locality, - the main body of the building should be rectangular, with external dimensions or proportions referring to the parameters of buildings typical for the locality or its part, - the emphasized entrance should be located in the central part of the longer side of the building's footprint; it is recommended that entrances placed outside the symmetry axis of the building's body be clearly shifted in relation to this axis, - the building body: a rectangular prism covered with a symmetrical roof, either gable or multi-gable, - roof: gable or multi-gable, on a rectangular footprint; the angle of inclination of the symmetrical main slopes should be from 30° to 45°, - the number of above-ground floors is limited to two, with the second being allowed only as a usable attic in a steep roof. 7. Regarding service, economic, farm buildings related to agricultural activities, and garages located in ML1 areas: - auxiliary, economic, and storage buildings for personal use should be located behind the house (viewed from the public space) or next to it, but not in front of the line defined by the front elevation, - the main body of the building - unless contrary to function, rectangular footprints are recommended, - the building body: compact, rectangular, horizontal, covered with a symmetrical gable or multi-gable roof with an angle of inclination of the symmetrical main slopes from 30° to 45°, - the number of above-ground floors is limited to two, with the second floor being allowed only as a usable attic in a steep roof. b) ZL (forest areas). 1. Basic designation - forests. 2. Allowed for: - forestry management facilities, - forest parking lots, - tourist facilities, - forest roads, - water drainage facilities. 3. The following land development rules are established: - conducting forestry management in accordance with forest management plans, - prohibition of building location except for forestry management facilities, - the location of permissible purpose facilities must comply with the principles of forestry management established in forest management plans. 4. The following environmental protection and shaping rules regarding the protection of the natural system are established: - protection of existing tree stands and gradual introduction of supplements to protect the soil from erosion, - the distance of residential buildings and buildings with rooms for permanent human residence should be no less than 30 meters from the boundary of the forest area; - a reduction of the above distance is allowed if there is no other possibility of locating the building on the building plot from existing divisions, but not less than 15 meters from the boundary of the forest area, - the location of facilities and technical infrastructure networks of permissible purpose within ZL areas is only allowed if there is no possibility of locating these facilities and networks outside ZL areas. 5. POSSIBILITY OF LAND DEVELOPMENT The designation in the Local Spatial Development Plan is recreational development with the allowance for free-standing residential development. Therefore, on the plot, both a year-round residential building and a holiday house or a house for notification can be built. This is an ideal place for people dreaming of their own four corners in the countryside. Due to applicable regulations, it should be remembered that when building a building, it should be set back 30 meters from the forest line - this distance can be reduced in special cases to 15 meters. 6. DESCRIPTION OF THE AREA Despite the proximity of the county road, which connects with the municipal road leading to the plot, the area is very quiet and peaceful. In the immediate vicinity, there is both single-family development and extensive green areas. The school and kindergarten in Nieszkowice Wielkie are about 3.1 kilometers away, and about 30 meters further is a grocery and industrial store. Traveling by car in the same direction, in just 7 minutes we will reach the church in Pogwizdów, and 2 minutes further to the Bar u Leona.
