§ 24. Parameters and indicators for shaping development and land management, including building lines, object dimensions, and development intensity indicators.
1. As part of land management:
1) a minimum development intensity index of 0% is established;
2) a maximum development intensity index of 20% is established, subject to point 3;
3) a maximum development intensity index of 25% is established for corner plots;
4) a minimum biologically active area index of no less than 25% is required;
5) applicable building lines are established at distances indicated in the Plan Drawing;
6) unexceedable building lines are established at distances indicated in the Plan Drawing, subject to paragraph 3, point 4;
7) the retention of other building distances according to separate regulations is permitted.
8) the use of fences made of prefabricated concrete elements and extruded metal elements is prohibited.
2. As part of the development:
1) the construction of no more than one single-family detached house on one plot is permitted;
2) the construction of single-family detached houses with two above-ground floors, including usable or non-usable attics, is permitted;
3) the construction of basements is prohibited;
4) the maximum height of single-family detached houses is limited to 9.00m;
5) the maximum width of the front elevation of single-family detached houses is limited to 16.00m;
6) single-family detached houses must be covered with steep roofs with symmetrical gables, with a required horizontal ridge and a roof slope angle of 25º to 40º, subject to point 7;
7) the use of flat roofs for single-family detached houses is permitted in the area of 9MN, 12MN, 13MN, and 14MN;
8) the construction of no more than one utility building, including a garage, on one plot is permitted, with the garage building considered a utility building;
9) the construction of single-storey utility buildings is permitted;
10) the maximum height of utility buildings is limited to 4.80m;
11) the maximum width of the front elevation of utility buildings is limited to 7.00m;
12) the use of flat or steep roofs with a roof slope angle of 25º to 40º for utility buildings is permitted, subject to point 13;
13) if steep roofs are used on utility buildings, the same geometry and roof slope angle as for the designed residential building on the plot or existing residential building on the plot must be maintained, provided it meets the geometry and roof slope angle conditions mentioned in point 6;
14) the construction of structures serving as garage shelters, with a total area not exceeding 60m², is permitted;
15) the maximum height of garage shelters is limited to 4.50m;
16) the use of roofs of any geometry for garage shelters is permitted.
3. In terms of actions on existing development:
1) renovations and restorations are permitted;
2) reconstruction is permitted provided that the provisions of paragraph 2 regarding development are met;
3) extension of buildings is permitted provided that the provisions of paragraph 2 regarding development are met;
4) renovations and restorations, as well as reconstruction, are permitted, provided that the provisions of paragraph 2 regarding development are met for existing buildings or their parts located entirely or partially outside designated building lines.
