1) minimum intensity of development - 0.02:
2) maximum intensity of development:
a) 1MNU-9MNU and 11MNU-21MNU - 0.6,
b) 10MNU and 22MNU - 0.5;
3) maximum building area ratio, subject to point 7:
a) 1MNU-9MNU and 11MNU-21MNU - 35%,
b) 10MNU and 22MNU - 30%;
4) minimum biologically active area ratio:
a) 1MNU-9MNU and 11MNU-21MNU - 35%,
b) 10MNU and 22MNU - 40%;
5) maximum building height:
a) 1MNU-9MNU and 11MNU-21MNU - no higher than 11 m, for garages and utility buildings no higher than 5 m,
b) 10MNU and 22MNU - no higher than 9 m, for garages and utility buildings no higher than 4 m;
6) maximum height of structures - for canopies no higher than 4 m, for other objects no higher than 13 m;
7) dimensions of service buildings - the total building area of service buildings on the construction plot cannot exceed 15m²;
8) roof geometry - flat and sloped roofs are established, for new buildings over 8 m high, two- and multi-sloped roofs are established, allowing flat roofs only with a share in the area of all roofs not exceeding 30%;
9) positioning buildings in relation to the plot boundary:
a) row development is prohibited - positioning buildings walls without windows and doors directly at two opposite sections of the construction plot boundary,
b) twin development is allowed - positioning buildings walls without windows and doors directly at one common boundary of adjacent construction plots;
10) for areas 10MNU and 22MNU entirely or partially covered by landscape protection zones, within this zone it is established:
a) on the facades of buildings, light colors with low intensity of coloring and weak saturation should be used, shades of colors: white, beige, brown, gray, yellow, orange, and derivatives of these colors,
b) in the case of roofs with a slope angle above 20º, tile, metal tile, or bituminous tile should be used, or another material with a texture imitating the shape of a tile, in red, brown, graphite, or gray colors;
11) minimum area of a newly designated construction plot - 80m², with 40m² allowed for buildings in twin development.
