MNW - areas for single-family residential development,
1) land use - single-family detached housing;
2) ways of development:
a) location of residential buildings in the form of single-family detached housing,
b) services accompanying residential development in the field of trade, gastronomy, recreation, offices,
administration, culture, education and upbringing, health care and social services, non-intrusive crafts,
c) location of accompanying development - economic and garages,
d) location of recreational and garage shelters,
e) location of access roads and parking spaces,
f) location of technical infrastructure facilities.
2. Rules and indicators for land development:
1) maximum building area 30% of the building plot;
2) biologically active area not less than 50% of the building plot;
3) building intensity:
a) minimum: 0,
b) maximum: 0.9;
4) unexceedable building lines are designated on the plan drawing, at a distance:
a) 6 m from the communication areas of the access road (KDD) or internal road (KR)
or pedestrian-bicycle (KP),
b) 8 m from the communication area of the collector road (KDZ) and from the municipal road - ul Zurawiej (road
outside the boundaries of the plan),
c) 12 m from the forests (L), including forests that are land use records Ls located outside
the boundaries of the plan.
5) on each building plot, the location of one single-family residential building is allowed,
6) division into building plots with an area of not less than 900 m2 is allowed,
with the exception of the area
5MNW, where the minimum area of the newly created building plot is 1300 m2
(does not apply
to plots existing on the date of the plan's adoption or divided for the purpose of regulating the boundaries of neighboring properties
or divided for the needs of technical infrastructure or access roads);
7) for the area 13MNW, there is a requirement to maintain the natural terrain shape, i.e. no changes
to the terrain shape during investment processes (excavation, embankment, leveling
of the surface) of relative height greater than 1 m, with the exception of access roads, construction of networks and devices and
buildings serving them or location of part of underground buildings.
3. Rules for shaping development:
1) maximum building height, including:
a) for residential buildings - 9.5 m;
b) for accompanying development, including garages - 6 m,

c) for recreational and garage shelters - 4 m;
2) basements of buildings are allowed;
3) the level of the ground floor maximum 0.6 m;
4) the main body of the residential building should be shaped in a rectangular plan;
5) roof geometry:
a) over the main body of the residential building a gable roof with a slope angle of the main roof surfaces
not less than 30° and not more than 45°
with maintaining the symmetry of the surfaces; roof windows and dormers are allowed,
provided that dormers do not exceed 30% of the eaves length,
b) for economic and garage buildings flat or sloping roof: multi-slope, gable
or single-slope with a slope angle of the main roof surfaces not less than 20°,
c) for shelters, no roof geometry is specified.
6) in the case of reconstruction, alteration, extension or renovation of existing facilities with dimensions other
than those specified in the plan provisions, it is allowed to leave the dimensions of the facilities and roof geometry as
existing, however, this cannot increase the maximum building area ratio specified in paragraph 2 point 1 and the allowable maximum building height specified
in paragraph 3 point 1;
7) in terms of material and color solutions for the finishing of facades and roofing
of buildings, harmonizing development on one plot, as well as greenery shaping, the provisions
of § 5 Principles of protection and shaping spatial order apply.
