Property description:

The subject of sale is the right of perpetual usufruct of land, designated as plot number 16/12, from the land registry number 326201_1.4046, Dąbie 46, with an area of 7,747 m², built with an office building, a garage shed, and a transformer station building.

The office building has one above-ground floor, no basement, built in 2002, with a usable area of 661.20 m² (area determined based on the inventory prepared by the Seller). The garage shed is single-storey without a basement. In the shed space, there is a garage room with an area of 97.56 m² and a waste room with an area of 18.90 m². The total usable area of the garage shed is 116.46 m². The transformer station building is free-standing, with a building area of 5.00 m². The undeveloped part of the land is partially paved with concrete blocks and gravel, and the remaining part is landscaped with greenery.

The office building has a steel frame structure, external walls made of steel construction covered with Obornicka plate, flat roof, steel construction, covered with roofing felt, steel window joinery, and steel external and internal doors. The building is in generally good condition, equipped with water, sewage, and electrical installations. Heating is provided by an oil boiler. The property has a gas connection, but no central heating gas installation has been made, and there is no gas fuel consumption. Therefore, according to the gas network connection agreement, a fee for the delay in starting fuel consumption is charged, as stipulated in the agreement. Financial details regarding the agreement will be provided to interested bidders after signing a confidentiality statement.

The area where the property is located is covered by the local spatial development plan "Fast Tram" in Szczecin, according to which it is an area for service development, craft facilities, and warehouses.

Part of the external area is subject to two land lease agreements for an area of 753.69 m² and 1,760.23 m² in favor of third parties. The agreements are concluded for an indefinite period with a 1 and 3-month notice period. Financial details regarding the agreements will be provided to interested bidders after signing a confidentiality statement.

At the time of sale of the property, the buyer will be obliged to transfer the existing media supply agreements to themselves or sign new agreements.

The expected price has been set at 3,527,700 PLN (in words: three million five hundred twenty-seven thousand seven hundred) PLN. The expected price is a net price. The transaction will be exempt from VAT based on Article 43, paragraph 1, point 10 of the VAT Act, provided that if the tax authority or notary issues a different position regarding the taxation of the transaction or in the event of a change in the law in this regard, the Bidder agrees to cover the due goods and services tax. Due to the exemption from VAT, the property will be subject to civil law transaction tax at a rate of 2% of the transaction value. In cases specified in Article 43, paragraph 10 of the VAT Act, there is a possibility of waiving the exemption provided for in Article 43, paragraph 1, point 10 of the VAT Act and choosing VAT taxation (applies to entities registered as active VAT taxpayers who in the sales agreement submit a statement to the Seller that they choose VAT taxation).

· fulfilling the administrator's obligations regarding the storage of accounting evidence - the legal basis for processing is the necessity to fulfill the legal obligation imposed on the administrator resulting from accounting and tax law, fulfilling the obligations of the administrator resulting from the provisions of law, in particular regarding the verification of sanction lists - the legal basis for processing is the necessity to fulfill the legal obligation imposed on the administrator resulting from the relevant provisions,

· improving communication by recording online meetings in which you participate - the legal basis for processing is the necessity to realize the legally justified interest of the administrator; the justified interest of the administrator is to improve communication and exchange of information between the administrator and you,

· possibly for pursuing claims or defending against claims related to the contract concluded with you - the legal basis for processing is the necessity of processing to realize the legally justified interest of the administrator; the justified interest of the administrator is the possibility of pursuing claims and defending against claims arising from the concluded contract.

Providing personal data is necessary to join and participate in the tender procedure, to conclude and perform the contract. In the event of opposition to recording online meetings, it will not be possible to record the meeting or participate in it.
